well to the listing agents defense, they were only wrong by 1850 (lol), and maybe they figured thats without star, and star will be around 1850, so they just estimated them.

now they went up again this year (i guess like a month or so ago, even though house assessment stayed same.

im planning on getting them down significantly anyway, but i gotta deal with this for a year or two, im just hoping i can use this to negotiate to get a better price now before i sign contract.

EDIT: just checked and it does say the low $3700 under actual price, and it says price with basic star (even though the homeowners dont have it)

so they are giving me the 2018 tax price, plus saying this is what it would be if you had star.

It always annoyed me when listing agents do that. The upfront professional way to do it is just how the MLSLI format is set up, which is to input both the true (no exemptions) full taxes and then also show the price with Basic STAR.

Of course Zillow is even worse because their so-called "taxes" section is totally misleading the way they have it formatted.

Another possible price negotiation point may be the results of your home inspection. I've always had that done after reaching an agreed price but before the contract is drawn up. This way the likelihood of more haggling post-contract is much reduced or eliminated. Pretty much the only thing that can come up post-contract is a title exception or something discovered during the pre-closing walkthrough. And the fuel oil adjustment at closing if that's what kind of heat the house has.

I wish all Suffolk towns had a public tax lookup online so that anyone can instantly see what the current taxes are for any house at any given time, just by inputting the address. Some don't. For example the towns of Smithtown and Huntington have that but the Town of Islip website address search don't show the actual dollar amount (which makes it useless for that purpose.)

Town of Brookhaven also has it online now, although not easy to find. Here's the link (patience - some days it doesn't work, or very slowly )
