Beginning on the north and moving in a clockwise direction, the Village of Port Jefferson in the Town of Brookhaven is bordered on the north by the Village of Poquott, Port Jefferson Harbor, the Village of Belle Terre and Long Island Sound; on the east by the Hamlet of Miller Place and the Hamlet of Mount Sinai; on the south by the Hamlet of Port Jefferson Station; and, on the west by the Hamlet of Setauket-East Setauket.
The Village of Port Jefferson has a different border than does the "Port Jefferson, NY 11777" ZIP Code postal zone (i.e., a place can have a "Port Jefferson, NY 11777" mailing address and not be in the Village of Port Jefferson and a place can have other than a "Port Jefferson, NY 11777" mailing address and be in the Village of Port Jefferson): places that have a "Port Jefferson, NY 11777" mailing address that are not in the Village of Port Jefferson are in the Village of Belle Terre; and, at the same time, there are places in the Village of Port Jefferson with a "Mount Sinai, NY 11766" and a "Port Jefferson Station, NY 11776" mailing address.
For a good set of town-by-town maps showing all the villages and hamlets in each of LI's 13 towns (3 in Nassau County and 10 in Suffolk County): Excellent Long Island Geographic Resource

Walter - I think there may also be an area of the Port Jefferson zip code that is in the hamlet of Setauket-East Setauket. There are some developments just south of 25A right before you get into Port Jefferson village that I believe have a Port Jefferson zip code but go to 3 Village Schools. The streets I am thinking of are Foxdale Lane, Glenwood Lane, etc. The reason I think they have a Port Jefferson zip code is because I see houses for sale here listed under Port Jefferson (but without any village tax listed) and with 3 Village schools. What do you think?

Nowadays there is still money to be made but no where near from the past. Home prices are a little tough considering the best and safest areas down there are in belle terre and the prices are crazy in there.A good idea is to check out homes in Setauket,Old Field, and Poquott areas. They are also very nice and you just have to ride west broadway to get down port. Otherwise Mt.Sinai and Port Jefferson Station are nearby and especially PJS has more reasonably priced homes.

I would recommend checking out the Harbor Hills area, were you can still get a good house for a somewhat reasonable price. It's still going to be higher on average than some of the surrounding communities, but at least it will not be too far out of reach. Streets I am thinking of are Pilgrim Drive, Puritan Path, etc. They have some nice dead-end streets here that are very private. I would be a little concerned with traffic, especially during the summer, but you will probably be more than willing to deal with it for the very reasonable property taxes they have (resulting from the LIPA plant up by the water) and the good schools.

This thread has been dead for year. It was bumped by someone with a grudge against the PJ. Please look at the dates between the person you are replying to and the previous poster to them.

That's true. A couple of the streets just west of California Ave are 3V schools.
If I am not mistaken, California Ave might be the PJ Village boundary line (with respect to taxing district.)
