Hundreds of homes for sale -

between the Casino - oh I'm sorry, I mean coliseum that will fail (and then become a Casino) because nobody in Nassau County wants either one - (but they will provide plenty of jobs for those coming in from the city on NICE bus intercounty trips and the new Elmont train station nobody in Elmont asked for (but will certainly service Queens - who the LIRR gives steep rider discount to make it competitive with the subway-

and the property tax increases - tons of homes for sale in hard hit neighborhoods (Republican mostly). Foreclosures have trinkled down during the holiday season but in January - go and visit and see what is happening in Nassau County.

Foreclosures are held Tuesday at 11 am in Nassau Supreme - homes in Garden City, Woodbury, Oyster Bay, being foreclosed on and purchased by foreigners who want to flip or rent them. Many of these foreigners are purchasing multiple properties - and some through holding companies - and they are not buying them to live in or to sell to nice, suburban families who want to invest in the community or participate in the neighborhood. Go - sit - watch - talk.

Democrats in Roosevelt led by Fred Brewington brought this battle on - claiming run down homes in crime ridden neighborhoods were paying too much in property taxes. A very bad settlement was reached - which Republicans let ride for years - knowing what the result would be. Now that the secret assessments and secret formulas have raised taxes in every decent neighborhood in the County - homes are being shuttered and the landscape of the entire Suburban community is forever changed.

Also take a ride and see what the MTA did to the New Hyde Park Community on Covert Avenue in phase 1 of the Cuomo 3rd rail project (which nobody in the community wanted - but it is necessary to build a platform for Elmont and the gambling den being built over there). It is not a quaint bridge that fits into a charming, small town neighborhood. It looks like you are entering the Van Wick Expressway and the feel of the whole area is Citified, Urban, Ugly and confusing. If they continue with the rest of the project in that fashion - it will affect all the surrounding neighborhoods and the small blocks and tree lined shopping areas will be used as pass throughs for trucks, tourists and speeders - the increase of all has already been happening and met with lawsuits for injunctions, more stop signs and speed limit decreases to 25 MPH.

Only in office 1 year and she and her party has single handed decimated the structure of Suburban life.

If you don't care because you live far away from these Community HUBS - as the politicians now refer to them - wait. It might not be next year - but the crawl will affect you too. Unless stopped.

Rant done. Happy Holidays. Most of us will probably not be on this forum next year because we will be chatting in new communities - out of Nassau and likely - away from New York.

I moved to Nassau County last year and found the subforum to provide some helpful information as I was house hunting. I felt compelled to register to reply to the OP, which would be a perfect satire of NIMBY if I weren't convinced it was written seriously.

I took a ride yesterday on the Main Line passing through NHP. Beauty or ugliness is in the eye of the beholder, but it blows my mind that you prefer a dangerous grade crossing to a much safer underpass on the basis of preserving "suburban life."

So "suburban life" is supposed to mean backed up cars waiting for a train to pass and the ensuing risk of impatient drivers thinking they can beat the train? Of course even as a fairly new transplant, I know what "suburban life" is code for, but hey, you brought it up, not me.

town of Huntington - "only" 4% increase.
I'm relived that it's only twice the rate of inflation.
If it makes you feel any better, Suffolk is following Nassau's lead.

Any one that got a tax hike was grossly under assessed. My old house and some neighbors paid 11-12 others 16. I clearly new that my taxed value of 330k was false especially since I sold for more than double that. Many New Homes taxed at 30-33k in Plainview are being brought down to 25k. Still insane but better.

The coliseum will not fail, The Islanders arena in Elmont is irrelevant to it. Coliseum is managed by Barclays center, they will force shows there as part of the going to BK. It's a smaller arena, plenty of acts to fill a 10k seat place. I know people in Elmont they all want the train being that they are forced to go to Floral and fight for parking.

I have been to foreclosure auctions nothing new, nice and crappy areas always going for sale. Every one is buying under a corporation. If Jing Yang from china buys 3 homes, I can 110% guarantee all 3 are under diff LLC's. It's no different than builders buying small homes and building 1m homes that a young family can't afford its called capitalism.

It's true most homes in run down areas pay more in taxes, it has nothing to do with reassessment. Roosevelt has no commercial tax base, the schools fall on the home owners. Some of the nicest towns, Great Neck, Manhasset have the lowest school tax rates on LI. They appear high because most homes sell for 1.3mm and up, if they sold for Roosevelt prices they would have tax bills of 5k a year.

That 3rd track has nothing to do with Elmont, it's been talked about for at least 15 years and it is completely necessary. The LIRR is at capacity, when a track breaks and it will. A back up track is now available. This is just a band aid in the grand scheme of things. I don't feel bad for these people you bought a house behind a train track, and you paid less because of it.

For everyone that sells, someone replaces them. The nicer areas are getting nicer and the crappy areas are getting worse. I have always found western Nassau to look like queens. You need to go past Westbury for real suburbia or live in a big $$ place west like Manhasset, East hills etc. The affordable homes in Mineola, NHP etc to me is Queens.

Half the taxes are going up, but half are going down. Mine is going down. I've been over-assessed as compared to my neighbors for years, despite the fact that I've challenged my assessment every year. The system has been broken for a very long time. Don't blame Curran for having the chops to try to fix it. Someone had to do it. If your taxes are going up, that only means you've benefitted from the broken system at someone else's expense.

I remember the same thing when Helprin fixed the tax problem in the late 80s.

that half and half tripe is played out and was proven disingenuous a while back. If half the homes go down 2% and the others go up 20% (an arbitrary example), I guess you can have the clever claim that half went down, but we know that is not the real name of the game at play. I always find apologists for governments picking your pocket both a funny and sad commentary on politics. It is also interesting that they are denying almost every claim - regardless of the merit and they refuse to release the metrics used in the reassessment, like it's the nuclear codes. This will force SCAR court actions by the thousands costing the county even more $$$. And since she ultimately wants to reassess annually, don't bank for the long term on any little savings you may have gotten because of the initial political salvo.

Curran's time in office will be quite short as she managed to @#$ on almost all her constituents. If it is any indication of the backlash, even that other poor "Laura" of the same party got the boot this past election because they shared a similar name.

It's not just Nassau. I'm in Suffolk and more than half of the line items on our tax bill saw increases from last year's. Some were relatively miniscule in actual dollars, like the Out of City Tuition Tax, but others aren't:

School district 3.4% (yes they stayed under the 2% cap but overall it went up 3.4%)
County police 2.8% (I do not begrudge this, btw)
Town 7.0%
Library 2.8% (I don't begrudge this either, because I use the library system constantly)

Last December's bill only saw a 3.7% increase in Town taxes, so it essentially doubled between 2018 and 2019.
