Since when can NYC kids attend schools not in their zone?
And it is terrible. MS13 presence and right next to Hempstead. Not too mention poor school district.
NYC elementary school students attend specialized schools and programs not in their district. There is also District 75 for special ed students. All high school students can apply to any NYC high school no matter its location. This is not something found on Long Island because of school taxes.
I don't consider Uniondale as bad as Hempstead. There are still well kept properties in the area. The OP was looking at south Queens and I don't think Uniondale would be that different from Springfield Gardens and his other target areas.

Duh, I know all about those exams. There is one for NEST but the rest of them, for the specialized ELEMENTARY programs either have an audition or one of the limited g&t programs in a school for young children or a language requirement (through the Ministry of Education in France). I think you are thinking of the high school exams. In any event, this is irrelevant for the OP. On Long Island, the reputation of the school district affects housing prices. There is less of that type of correlation for housing in NYC.

Huge Central American (illegal and legal) population there now and every house is packed in with them. Those are facts. You will deal with several cars to a house vans parked overnight on the streets. Code violations up the yazoo. Few homes are sold to a traditional family nowadays....they had a huge bond referendum to address the enrollment increase...so you would be paying for that.
Uniondale isn't terrible. It's heavily Hispanic and African-American. The Hispanic community is growing there. I don't think there is an Indian presence.
You should be aware that school districts matter a great deal more here on Long Island, even if you never have any children. It effects property values much more than buying a home in NYC where kids can travel to different schools out of their district. Uniondale has a poorly rated school district. It keeps the home prices lower, but can be more difficult to find prospective buyers when you want to sell.
It would be terrible investment for a traditional family with kids who doesn't intend to use their home as a rooming house. One of the wonderful things about these forums is people can be completely transparent when posting. It is an awful area, rife with gang activity and illegals. For those who have no mortage/got in years ago it could be tolerable but it is not a viable option for a family forking over close to 400K in 2020.
The home prices are lower because it is a black and brown community and all majority black and brown communities on the Island are below average/crappy. A lot of the homes are not owner occupied, which should be a major concern for a prospective buyer....the real estate market is solid there now because many buyers are looking to rent out every room and collect major $$$. Of course the mortgage can be covered when 6-10 adults live in one house (and no, I am not exaggerating). Combined with the fact that code enforcement is non-existent it is a recipe for major trouble.
That being said, you will still find black families buying there because the LI real estate market is so segregated.

Owners have been trying to sell this property since October 2018 (it's a flip). First it was marketed as a Duplex, listed for a few months, then withdrawn. Rinse and repeat. Finally, in December 2019 it was marketed as a Ranch, withdrawn in January, and a few days ago listed again, at a substantially lower price.
A Ranch??? Three bedrooms and bath on the second floor...
Obviously no CO as a Duplex. Something doesn't sound right here IMHO

OP, I think you probably have to keep saving. As you can see, $380K + $9K in taxes makes it difficult to find a house anywhere in Nassau County, even the "bad" parts.
That said, if you're OK with a 1 bedroom + 1 bath condo, this fits your budget:
