I wouldnt buy any house thats zoned for Burns Ave school which is the area behind Broadway Mall. Way too close to Westbury and you have a lot of illegals living there.
If I had to pick a part of Hicksville id go with the schools zoned for Woodland which is behind sears / circuit city area.

If you check the map, you'll see that it's the Hamlet of New Cassel in the Town of North Hempstead that's between the Hamlet of Hicksville in the Town of Oyster Bay on the east and the Village of Westbury in the Town of North Hempstead on the west.

I have uploaded a pic of a map. i have circled/highlighted the area that i think you were referring to as bad around the broadway mall.
please let me know if i got that right. also, if you think i need to add some more areas around the station into my blacklist, please let me know.
hicksville seems affordable to me but i want to avoid the so called bad areas around the station. after that i can stop worrying about problem area of hicksville.

Walter is correct...that area does not border Westbury village. Jericho is to the north (between the Northern State and the LIE). On the other side of the park (to the west) is New Cassel... And just north of there are the neighborhoods of Jericho Gardens (Hicksville schools, town of Oyster Bay, zip 11590 and Westbury Hills (Westbury schools, town of North Hempstead, zip 11590 (not part of the Village of Westbury though).

Jericho Gardens is in the Hamlet of Hicksville ("Westbury, NY 11590" mailing address) in the Town of Oyster Bay and Westbury Hills is in the Hamlet of New Cassel ("Westbury, NY 11590" mailing address) in the Town of North Hempstead: and, both are considered good neighborhoods within their respective communities.

Oh how sad I am to hear that my old hometown, is not as nice as I remember it being. I graduated HHS back in 83', and I absolutely loved it. I married and couldn't afford a house there so went to suffolk county, of course today I am in Charlotte. I guess with the train station being a major hub, you are going to get alot of illegals, & ethnic groups. I recall alot of homeless & drunks at the station. I also remember going to all the Fireman races there every year. My grandfather had a luncheonette around there for many years, loved the good old Sweet Shop, & the Harmony Bar. Some of the places you are mentioning Walkers Park, Triangle area, I don't even know where those are. When both my parents moved into this country way back in the days, Hicksville is where they went to school, and than myself & sister. I do have to say when I was in town about 1 1/2yrs ago, as I drove back from the Holy Rood Cemetary into Hicksville, I was taken back by how dirty Old Country Road & Newbridge Rd. area looked, but I didn't think much other than age. I wish I would have driven more around the areas of Hicksville to see all the changes, although maybe its good that I didn't. How is the area up Woodbury Rd (I think) toward Plainview? I went up Newbridge because one of my favorite pizza is at Two Brothers and when I come in thats where I go! Good Luck OP...I loved Hicksville back in the days. So sad to hear its changed so much.

Its starting to get cold out but you may want to check out John Street on a weekend night. There are people outside sitting on house stoops drinking and or hanging outside at the laudromat near 7-11. There was a article in Newsday two-three years ago about people shopping at 7-11 getting harassed by the people hanging at the laundromat. But listen to Walter he knows the map of LI down cold.

first of all i can't thank you enough for all the helpful information i am gathering from here.
i see quite a few houses listed on mlsli website, but i still need your help to figure out if its a good area or not.
i have created a new picture with more area included in it, that i will exclude. please let me know what you think.

You may want to re-orient your zone of exclusion as you are currently including part of Jericho and, it does not appear, that you have a working understanding where New Cassel is relative to Hicksville.
So, I'm going to include here a map of the Hamlet of Jericho in the Town of Oyster Bay and, possibly more importantly, a map of the Hamlet of New Cassel in the Town of North Hempstead so that you can re-think your zone of exclusion ...
