Default Lack of Information on Greenvale. Why?

My last post didn't really offer much valuable information on Greenvale. I'm only familiar with the shopping and traffic congestion in the area. However, after driving through a few times after, I was surprised at the town's diversity...
50.49% of people are white, 21.31% are black, 13.28% are asian, 0.62% are native american, and 14.23% claim 'Other'. 17.73% of the people in Greenvale, NY, claim hispanic ethnicity (meaning 82.27% are non-hispanic).


Just as surprising is the relatively low median income (by L.I. standards) and very young median age, 22.4!!

Is this because of the nearby colleges? The town is surrounded by some very affluent communities which I thought would make it a good investment.


Can anyone speak to any of these numbers? Is this a good place to invest in a house?

Alot of illegals are moving into flophouses in Greenvale, off Waldo st and by the firehouse. Cheap labor as landscapers is available in nearby East Hills, Roslyn, Brookville,etc.
Makes Greenvale attractive to illegals.

Be careful drawing any conclusions from the population statistics because both the Hamlet of Greenvale (163 acres) and the "Greenvale, NY 11548" ZIP Code postal zone (244 acres) are very small compared to most other communities.


For those who may not be familiar with Greenvale:

Greenvale is a hamlet (an unincorporated area) partly in the northeast part of the Town of North Hempstead and partly in the northwest part of the Town of Oyster Bay, in the north-central part of Nassau County.

Beginning on the north and moving in a clockwise direction, the Hamlet of Greenvale in the Towns of North Hempstead and Oyster Bay is bordered on the north by the Village of Roslyn Harbor in the Towns of North Hempstead and Oyster Bay; on the east by the Village of Old Brookville; on the south by the Village of East Hills in the Towns of Oyster Bay and North Hempstead; and, on the west by the Village of Roslyn Harbor in the Town of North Hempstead.





The Hamlet of Greenvale has a different border than does the "Greenvale, NY 11548" ZIP code postal zone (there are places that have a "Greenvale, NY 11548" mailing address that are not in the Hamlet of Greenvale): places that have a "Greenvale, NY 11548" mailing address that are not in the Hamlet of Greenvale are in the Village of Roslyn Harbor and the Village of East Hills in the Town of North Hempstead and in the Village of Brookville in the Town of Oyster Bay.

Complicating the geography even more, the "Greenvale, NY 11548" postal zone is a bifurcated postal zone, with two noncontiguous areas separated by the "Glen Head, NY 11545" postal zone.

So funny you posted this...I was wondering the same thing. Nobody ever seems to know about Greenvale, though someone I once met was talking about buying a house there. I suppose someone would choose to live in Greenvale because of the relative value you get there compared to surrounding communities? I wish someone here had more information on Greenvale...I'm curious to know more about it, especially about how it compares to the communities surrounding it.

Many of the tiny houses that are near the Greenvale RR station are from the 1920s and were built to accomodate people who worked on the large nearby estates of Roslyn Harbor. I do not believe that this tiny area was ever updated and it was always out of place in the midst of beautiful homes.
