Why will there be extra commuting time to NJ? There is no other LI suburb in Nassau County that can give you a closer commute to NJ. Floral Park Village and Bellerose Village are the first suburban areas in Nassau, closest to Queens. They are extremely close to the Cross Island Parkway, which takes you right to the Belt to head to NJ. Or you could take the tunnel to head to NJ as well. All the other suburbs you mention are further East and South than Floral Park and Bellerose. In addition, much of Franklin Square is further from the Cross Island parkway as well, although some may be close to the Southern State. However, Franklin Square and the other areas you mention are also further from Queens.

I still say for OP, best areas are FPV and BV.

Just to correct, OP doesn't need to commute to NJ--she needs to commute to the city. How are the trains from Floral Park and Bellerose? That would be more relevant. She just wants a reasonably quick trip to see family, which I think anywhere in Nassau that's near the parkways will offer (since she probably won't be doing it during rush hour). That said I'd agree with the more southern choices as good targets, since the trip to Massapequa will be faster.

Trains couldn't be more convenient. Many homes are walking distance to the LIRR, Floral Park and Bellerose stops. That is a huge draw to the area. It takes about a half hour to get into NYC. Out of all the areas in Nassay close to Queens, that is exactly why most people who commute to the city or want easy access to Queens chose FPV or BV.

Extra commuting time is needing to go south via the Cross Island Parkway (which when it is crowded is a slow moving nightmare) to get to the Southern State Parkway which goes directly east to Massapequa or west to the Belt Parkway which brings you to the Verranzano Bridge to SI to NJ. Valley Stream (large compared to some other towns on LI) has 3 exits off the Southern State and the end of Valley Stream is right at the entrance to either the Belt Parkway or the Cross Island Parkway. Lynbrook and Franklin Square both have exits on the Southern State Parkway and are both directly adjacent to Valley Stream.

I looked on mlsli.com for the Villages of Bellerose and Floral Park and as you said, there are some very nice houses there , but the starter homes do not look that great. Since the OP is a first-time homebuyer they may not be able to swing the prices for the nicer offerings over there.

The Westwood section of Malverne goes to Valley Stream SD #13. That is why the houses "sell for considerably more" in that area.

The taxes for Lynbrook #20 and for Malverne #12 are similar. There is no "discount" for being in #12. I would rather be "on the other side of the tracks" in #20.

As for people being "big on sending their kids to private school," I don't think the "private school" type of parent just happens to flock to Malverne because it's popular amongst the jet set or something. I think they simply bear the extra expense and send their kids to private school out of necessity because they don't want their kids in Malverne SD#12, so that's why you will find many more private school students in Malverne than in some of the other nearby school districts.

As for Lakeview, that's a whole other town and one which I did not advise the OP to go to. I think it is part of West Hempstead, but I don't know 100%. (I am sure someone on here can tell me though.)

Merrick LI is fairly nice, and more affordable then most towns in Nassau County.

Good question we should have asked. I wonder what the OP's budget is? That will really help narrow choices down for sure.

The Village of Floral Park has a different border than does the "Floral Park, NY 11001" postal zone (i.e., a place can have a "Floral Park, NY 11001" mailing address and not be in the Village of Floral Park): places with a "Floral Park, NY 11001" mailing address that are not in the Village of Floral Park are in the Village of South Floral Park, the Village of Bellerose, the Hamlet of Bellerose Terrace and the Hamlet of North New Hyde Park.
