Dix Hills South of LIE Need Advice
We are looking to buy a house in Dix Hills south of the LIE zoned for HHH school district. The only thing that concerns us is that the house is 5 minutes from Wyandanch trains (by car) and it's right in the center of the triangle formed by Martin Luther King, Deer Park Avenue and Old Country Road. I was told that Wyandanch is not a good area and we've driven by the trains as well. It's a few blocks from Paumanok Elementary. My question is, is that an area that I would or should be concerned about when buying the house? It seems like a nice neighborhood, but I wonder whether the distance between the house and Wyandanch would be a problem?

Is the home East or West of Deer Park Ave?
Is the home North or South of Old Country Rd? I thought I was told that any homes South of Old Country Rd were zoned for Deer Park schools, not Dix Hills. But this was many years ago when I was looking there and I could be wrong on this one.
Do you mean the triangle formed by Deer Park Ave, Old Country Rd and Seaman's Neck Rd (Straight Path)? I can't seem to place the Martin Luther King.
I am trying to figure out where this home is so I can see if I have an answer for you.

I think I see the triangle you refer to. I don't think the homes proximitiy to Wyandanch should really pose an issue. As long as it isn't the next block or two over, and you are zoned for HHH, your resale value should always remain.
I have a friend in Deer Park on Central Ave, been there many years. That is much closer to Wyandanch than you, and she doesn't even have HHH schools. And her area is still good, they really don't feel the pinch from Wyandanch affecting their everyday lives at all. Wyandanch does factor into their schools and even still, they are in a great area. It's all about the cost of the homes. So if you are in HHH, in the area you refer to, I really think you have almost no reason to be concerned.
We looked at many homes in the area just North of there called Strathmore (Ryder Ave, Wildwood Ave). Loved it in there. So if you are just South of there, I think you are fine.

There are pockets of a high water table in those area....make sure the basement is dry!

Seaman's Neck Road, Staight Path, and Martin Luther King, Jr. Drive are one in the same road.

I t does make tougher to see water penetration. Look for a musty smell, mold, water marks on the moulding and rust on metal.......
