Some rental places include some utilites, such as heat or water. And I'm not suggesting that the owner is losing money, but they do install some taxes/costs in the rental fees to make it sound nicer to a renter.

And I don't think people are choosing to live in trailers because they'd rather sit on their stocks and IRAs. Some people who are in trailers are at the poverty level, and some are in them b/c they enjoy the lifestyle. However, I don't think it is fair to make the assumption that everyone has the means to puchase on the LI. That is not the case at all.

I do not think it realistic to automatically assume that these people, or, at least, the majority of them, did not have the income necessary to pay the financing costs needed to buy the land, which they could have done at anytime in the last 20, 10 or 5 years from the previous owner, or, possibly even now, from the new owner.

This once again gets back to my post regarding lot premiums in Nassau County. If the average home is on a 60X100 lot and it going for mid-400's (housing median), what do you think the lot premium is? If they can afford the lot premium they would have tried to purchase a small home already. That would be the realistic way to look at the situation.

This is from the OP's site, which addresses the current rent situation (including taxes, water and amenities) as well as what the financial situations are of the people living in this community. So this is not my assumption that they cannot afford to purchase, this is their reality.


"Our lot rents of $500-600 covers taxes, wafer, sewers, trash removal and snow removal."

"The residents of our community have scrimped and saved to purchase their homes and are now facing the reality of their families becoming homeless or dependent upon public assistance. We have put our life savings into purchasing, furnishing and refurbishing our homes and each of us stands to lose our homes, our only assets."

(Spelling errors are from the site, but I quoted them as-is.)

I read this to mean that they own their homes (no mortgage payments), and would now only need to buy the land ... which might not cost much more than their rental payments, which if they bought the land, they would no longer need to pay.

Do they indicate the size of the trailer park and the number of trailers that are renting space at the trailer park?

I don't necessarily know if that means the homes are paid for. I just purchased a home as well...I also have a mortgage for the home I just purchased.

No, I did not see what the lot sizes were. Go to the OP and it will direct you to the site.

Walter, did you see what they're paying for rent? $500-$600, that includes TAXES, water, sewers, maintenance.

Good luck finding a home where your taxes alone in Nassau are $500-$600. Very few, if any.

This suggests that they may have a much higher density than 8 or 10 to the acre. May be 15 or 20 trailers to the acre?

I looked at some of the pics, and it seems you are correct. I'd say something along the lines of 40X70.

And I KNOW what you're going to say Walter...that more homes per acre would make the purchase price for the lots even less. And you would be correct, sir!

But Walter, everything needs to put into perspective. Some people can barely afford $600/month for rent plus their food and clothes for children, etc. They'd be your minimum wages workers, or maybe older people who are just living on social security and small pension checks.

This thread is great. Typifies what's wrong with America today. Oh, yes, I'm a heartless person because I feel that everyone should be treated the same. Sorry, what can you do. I'm not the bad guy, there's no bad guy. It's not like these people were fooled or had their land taken from them. They knew they were renting a lot in an increasingly expensive area in a desireable location. They just hoped and prayed that inertia would allow them to stay there, as is, likely with no rent increases, forever.

Let's say this...do you think they people should be able to stay in their houses if they can't pay their taxes? Seems like a fair comparison to me.
