I just went into contract on a house in patchogue.Was listed at 260 got if for 215.Just stay north of sunrise and its fine.Atleast thats what i was told.Lower taxes too.Good luck!

Wow, they came down that much? Guess the sellers needed to move on. Or they were affraid of the market dropping further?

Mastic/Mastic Beach -- I don't know much about it, but I have heard it is trashy.
Patchogue -- Best bet of the three you mentioned. Certain parts are affordable AND nice. Other people on here would have more info than me on exactly where to look and where to avoid.
Bellport -- The only places in Bellport that are as affordable as Mastic and Patchogue are in North Bellport, which is awful complete with drug dealers, crack houses, and whores strolling the streets plying their trade. Forget Bellport unless you can shell out the bucks to be in the Village. Most of the houses in Bellport Village are expensive, but there are a few smaller ones. However, I don't think they are anywhere near as affordable as Mastic and Patchogue.
I second the mention of Sound Beach and Rocky Point as places where you may find a small, affordable cottage for yourself.
Shirley -- I think this is a wee bit better than Mastic and affordable. Can anyone else chime in on this one?

I was at my brothers over the weekend, he lives in East Patchogue, there was a house (bank owned) forsale, the street was bayview ave. off of south county I found it to be a very nice area. I am not sure of the price though. the zip is 11772 if you dont have that.

For those who may not be familiar with North Bellport:
North Bellport is a hamlet (an unincorporated community) in the southwest part of the Town of Brookhaven, in the center-south part of Suffolk County.
Beginning on the north and moving in a clockwise direction, the Hamlet of North Bellport in the Town of Brookhaven is bordered on the north by the Hamlet of Medford and the Hamlet of Yaphank; on the east by the Hamlet of Yaphank and the Hamlet of Brookhaven; on the south by the Village of Bellport; and, on the west by the Hamlet of East Patchogue and the Hamlet of Medford.
North Bellport is one of those many villages and hamlets on Long Island where none of the places in the community have the hamlet name in their mailing address: places in the Hamlet of North Bellport have a "Bellport, NY 11713", "Patchogue, NY 11772", "Medford, NY 11763" and "Brookhaven, NY 11719" mailing address.

There's a small smidgen of North Bellport that's decent. North of Sunrise, south of Woodside. The Sid Farber developments are more middle class than the stuff south of Sunrise and north of Montauk.

Patchogue is defiantely the best of the three. Bellport village is gorgeous, but expsensive considering you are near a bad area.
Patchogue north of sunrise is ok, but the better parts are thevillage ; around Roe Blvd, also over by Democratic Hill (west side of Patchogue towards Bluepoint). Dont forget to add village taxes if you are in the village ; they are running about $1600.
The village is up and coming.

rocafeller:The owner was an elderly man who passed away and his son took over and he lives in florida so he kind of wanted to just get rid of it.I got lucky.It is very dated so im hoping in a few years the market turns around and it'll be worth double.Very nice dead end block,nice neighbors.

I would agree. I have worked both and Shirley is definately preferable. Stay away from Mastic Beach off Neighborhood Road.
