NO. I would have the homeowner provide me with a current CO. Let them bear the burden of dealing with the town.

Without a CO, you probably could not get a mortgage or title insurance.

NO,NO,NO and oh yeah....no.

Its a nightmare waiting to happen! In 11 years of business, I have had several clients hire me to get out of the CO nightmare.

Do not buy someone's problem.

Go to the town and check the CO. The homeowners can get an expeditor and apply for a maintain (shh). Let the SELLER pay for the expeditor and application fees. Your taxes may go up though.

Well the CO gets checked during the title search but you can go to the building department.

Just go into the building department at town hall and tell them that you would like a "History" on the property. This will show you every building permit ever applied for and the status of each. In the Town of Huntington you can access this information on line.

I looked up the property on Land Record Viewer

and figured out a bathroom and bedroom was added. . .
