The area in Roslyn with "the projects" is really self contained. It is between the train tracks and Roslyn Rd kinda across the street from the HS. With that said it isn't a totally bad area. The home prices reflect the area but they are still pretty high. Also the tracks seperate the area nicely. Behind the firehouse and St Mark's place is part of the nicer area around The Heights School. IMO staying between the track and Willis is a great choice. Plus that school is amazing.

CONS:
- Shared walls

- Potential of a bad neighbor (noise)
- Having to be aware of our noise level
NOT SURE:
- Harder to sell (not so sure that there won't always be a market for 'in between-priced' housing.) Comps show that houses on this block only come on the market about once a year.
Finally...
There are protective firewalls on each side and so far I've never heard the neighbors.
When I say we can afford a "regular" house, it means I can buy the house, but then have to be very careful with the rest of my spending. The attached home affords us the opportunity to not make a lifestyle change. Obviously, this comes down to personal preference.
I thank everyone for their thoughts - and keep the dialogue coming!

To live in Roslyn for that price in a nice area and still have breathing room I think is the better choice.
I could kick myself for not buying our apartment right over there for $27k back when we lived there. I could shoot myself. They are now in the $200s UGH LOL

We are talking about ROSLYN HEIGHTS, not ROSLYN. There is a big difference.
Roslyn is an upscale town. Roslyn Heights was originally created as a town where the servants of the Gold Coast's upper classes lived and, while no longer being only a servants' town, it is nowhere near the upper class enclave that Roslyn is.
So by referring to "Roslyn Heights" as "Roslyn" you are giving the OP incorrect information and an incorrect view of the town's actual socioeconomical status.
Paging Walter Greenspan: maps please!

Roslyn Heights by the people who live there is considered Roslyn because they share the same schools in that area. The town of Roslyn proper still has "bad areas" behind main street. I would rather live in the Heights section between willis and the tracks (near the heights school) than the area of ROSLYN behind the stores on Main Street west side.
East hills is technically Roslyn Heights and they incorporated which is how it became East Hills. Should they not be proud of their area because their zip code is Roslyn Heights. Norgate has houses that start at $700 to $1.+ million but is still technically Roslyn Heights with incorporated village taxes.
Everyone in Roslyn or Heights refer to themselves as living in Roslyn. It may not be what the maps say but that is the community. Now getting the amenities of living in Roslyn while being in the area that is nice which St Mark's is IMO is not misinformation. I lived there 3 years and worked there for the past 16 years. So my opinion is from experience not from a map.
There is an Israeli restaurant there that has the BEST schwarma's in the world too. I am fiending to get back to work and have my favorite lunch!!!!
So again IMO getting to live in roslyn ith all the amenities and still be comfortable is the better choice. If they could afford to live in Roslyn proper be my guest but they would NEVER find a place even a cottage for the price they can at St Mark's.

Plus there are tons of towns on long island where people refer to the area rather thn the technical location. Ronkonkoma, Lake Roonkonkoma, Lake Hills Rononkoma. Setauket, East Setauket, Poquott, South Old Field (love that one). I could go on and on. So technically they are not quoting the map saying they live in Ronkonkoma is not inaccurate.

Where's Walter? We need your maps
The denizens of zip code 11733 who live south of Old Field prefer to call it Old Field South. Oh the joy of being pretentious!
I live in Stony Brook 11790, and a minute portion of Head of the Harbor ended up with a 11790 zip. Seeing as I live east of Head of the Harbor, perhaps I can say I live in "Head of the Harbor East" But then again, Head of the Harbor 11780, is part of St James 11780.
Occasionally, there's the local bickering as to what does and doesn't constitute Setauket vs. East Setauket. The old timers can tell you whose farm was where and what Setauket it was, some of the newcomers try and cut a line down the middle, which doesn't really work.
Some of the Poquotters can be vicious when it comes to 'Old' Poquott vs 'New' Poquott. Old Poquott = down to earth, older homes, cottages. New Poquott = McMansions.

There can be some issues when say a roof leak in one unit gets into the next unit.
If one neighbor neglects their part, yours will be affected too. Smoke and insects can be an issue.
Buy a home, rent an apartment.
