For those who may not be familiar with Bay Shore:

Bay Shore is a hamlet (an unincorporated area) in the southwest section of the Town of Islip, in the southwest part of Suffolk County.

Beginning on the north and moving in a clockwise direction, the Hamlet of Bay Shore in the Town of Islip is bordered on the north by Hamlet of Baywood and the Hamlet of North Bay Shore; on the east by the Hamlet of Islip; on the south by the Great South Bay; and, on the west by the Village of Brightwaters.

The Hamlet of Bay Shore has a different border than does the "Bay Shore, NY 11706" ZIP Code postal zone (i.e., a place can have a "Bay Shore, NY 11706" mailing address and not be in the Hamlet of Bay Shore): places that have a "Bay Shore, NY 11706" mailing address that are not in the Hamlet of Bay Shore are in the Village of Brightwaters, the Hamlet of North Bay Shore, the Hamlet of West Bay Shore, the Hamlet of Baywood, the Hamlet of Islip, the Village of Saltaire and the Hamlet of Fire Island.

Yes, I was also going to say Bay Shore. The down town main street area is really coming along. And I just read they are doing a project at the marina area to draw people there as well. It has alot of potential.

The Lighthouse project will help Nassau County residents by generating more than $100 million in incremental tax revenue over 25 years just for the Coliseum transformation and Sports Complex work alone. The balance of the project will generate many millions more in tax revenue that would be used by the local School District (Uniondale), Town, County and State to provide local tax payers better public utilities, services and facilities.

Faq
Most of the tax dollars will go to the Uniondale SD and the Town of Hempstead. Plus, East GC doesn't have a lot of people living within it's borders. This and a Hempstead reviatlization would do wonders for that entire area.

My vote is for Bayshore as up & comming. And Baldwin is supposed to be revitalizing the Grand Ave/Merrick Road area.

Well, Hofsta shouldn't really count, let's be honest.

THat's some growth, then, b/c City Data has 2000 est. at 979 people. This means it grew 1418 people in 7 years!! That's more than double.

Still not as much as Uniondale and Hempstead, though.

Bayshore is quite nice and getting nicer. So is Patchogue. It's these 2 places hands down.

The biggest one to come will be Hempstead. I feel it...it'll be huge development and improvement.

As I own a house in Patchogue, I can see the difference in the village in the 12 years I have owned there.
The summer programs in the village are awesome. Where can you get swimming lessons for children for only $50 for 3 weeks of daily lessons. The eateries are up and coming, more people are walking on the streets.

For those who may not be familiar with Baldwin:

Baldwin is a hamlet (an unincorporated community) in the southern section of the Town of Hempstead, in the south-central part of Nassau County.

Beginning on the north and moving in a clockwise direction, the Hamlet of Baldwin in the Town of Hempstead is bordered on the north by the Village of Hempstead and the Hamlet of Uniondale; on the east by the Hamlet of Roosevelt and the Village of Freeport; on the south by the Hamlet of Baldwin Harbor; and, on the west by the Hamlet of Oceanside, the Village of Rockville Centre and the Hamlet of South Hempstead.
