Bay ave towards the water is nicer. I fi had a choice, I would buy again in Patchogue. Esp in the village ; in the summer they have wonderful things on for the kids. Swimming lessons for $50 daily for 3 weeks, a great summer program.

Bay Avenue and Carman, are okay, not wonderful, not horrible. Off of Roe Blvd. and Democratic Hill are the nicest areas to be sure and the most expensive. Again, you just have to watch the taxes as we have both town and village and tend to be more than other towns.

it will take time. it wont be the Hamptons, but it has hope to be a nice safe village.

Nothing changes overnight, but think about Patchogue and Bay Shore even five years ago....huge difference. Both places were totally dead and beat up, now if you drive Montauk Highway on a weekend night....all the way from Amityville to Patchogue, every "downtown" area you hit is very lively with people young and old having a great time. The entire atmosphere of these places has done a complete 180. They're not gonna turn into Babylon by next week, but it's a great (and very visible) step in the right direction.

Bay Shore's downtown does look beautiful though, and the street to the ferry is very nice. Those homes look quite expensive...huge plots of land.

100% agreed. Patchoque, when the 9 story hotel/condo/retail development is built, along with the artist lofts/galleries will really take off. My buddy just bought one of the Pulte Copper Beach townhouses and loves it. He said the mayor is actively contacting developers about further development, like the mission that's near there...Pulte is set to build some more, I think. Great.

I did utilize the pool every single summer for swimming lessons, but have had numerous conversations on why we can't have chairs to sit upon like any other public pool rather than 40 year old stadium seating???? The closing of some of the boarding houses was a wonderful thing as they made the town horrible. I have no clue why nothing is ever done for 30 years east of the 112 section of Patchogue. The horrible movie theatre area with it's True Value Hardware mess that still sits empty. And, as far as voting for the school budget, I speak to everyone I see and we seem to have the highest property taxes of anyone I have met living here. I am 60' wide and go down to 40' in the back by 240' deep. I realize there was a lot of opposition a few years back with the riverfront project, that would have brought to Patchogue an area similar to San Antonio with restaurants, music, parks, boat rides, etc. etc., but I still felt it would have done wonders to revitalize this town. We seem to do nothing to save our historic landmarks as other towns do. There is no uniting of storefronts or signs, although they tell you that they did unify the signs allowing only higher class wooden signs as we were told. Now, I see wooden make shift signs being put up. Just my two cents, but as a longtime resident, I too, wonder just how much "revitalization" we will see and on what timetable it will be.

fotoverdi - I grew up on Shore Road. I agree with you about the area near the old movie theatre and creating a standard that all signs have to conform to would probably be very helpful.
