Default Towns on the rebound or decline

I'd be interested to see what people think are the top 5 riskiest and upside areas to buy a home. Not neccesarily looking for a I wouldn't buy in XXXXXX town because it's a bad area, rather I wouldn't buy because the town and property values are OK now but expected to decline. Same goes for the oppposite. Areas with lower property values with a suspect percption that have the most upside. Being new to the area I'm unqualified to offer my stack rank.

If the Lighthouse Project ever goes through I think the property values in parts of Uniondale North of Front Street would go up. Can't really comment on the schools though. Worse case you could rent it to Hofstra students.

Hofstra University Dorms, East Garden City (Hempstead P.O.)
Mall at The Source, East Garden City (Westbury P.O.)

Nassau County Veterans Memorial Coliseum, East Garden City (Uniondale P.O.)
Roosevelt Field, East Garden City (Garden City P.O.)

My vote goes to Patchogue. They are doing all the right things and their downtown revitalization program will become a model for the rest of Long Island.

Will the Lighthouse project benefit local taxpayers?

The Lighthouse project will help Nassau County residents by generating more than $100 million in incremental tax revenue over 25 years just for the Coliseum transformation and Sports Complex work alone. The balance of the project will generate many millions more in tax revenue that would be used by the local School District (Uniondale), Town, County and State to provide local tax payers better public utilities, services and facilities.

Good call. Patchogue is IMO going to hit. I wish I could say the same of Riverhead which has so much potential but can't get out of it's own way.

I give Patchogue its 3rd vote. The downtown is looking really good. Now they need to keep improving main street heading east. I think it will def. rebound.
