how do you get a CO??
long story short, we saw a nice home that is on the market, but due to life changes and a need to sell quickly, the home is being sold w/o a CO for a recent renovation ( a second floor was added)-- what would it take to get a CO, what does it cost, and is it something that i shoudl even consider taking on for a house i don't own, but might like to???
i know i also need a building inspection to happen as well...

A second floor without a CO ........walk away. What Town is it? Was there a set of plans for the addition? If so, was it stamped by a RA?
Its a nightmare, you most like not get approved by your mortgage co. Save you time and move on.

How do you put on a second story without a C/O? Probably Town of Hempstead. I agree with KB, that is a definite no-no, walk away.

a deck without a co ; i can dig. But not a second story at all. I would walk away.
But anyhow, you would hav eto go to the building dept of the town, they would have to come out and inspect it, then of course there are always repairs to do to make it up to code, then it has to be reinspected and of course the taxes will go up.

Most towns will not look at it until they get a set of stamped plans.

ok-- wow, thanks. It's a short sale in center moriches- brookhaven town-- Apparently some big family issues that led to a split before the CO and "finishing touches" could be gotten-- anywho, the house is priced as a small 1 floor ranch, but the taxes are supposedly based on the 2 floor addition, which is obviously one person's word... thanks for the warnings!!
This forum is great-- we had lined up a bunch of homes in Shirley/msatic/mastic beach to look at today with a realtor, and we called and cancelled after all the wisdom on here....
So, who can steer us to a good realtor in the areas of manorville to the south and wading river/shoreham to the north, and of course, our beloved north fork.. though i doubt we'll afford anything here ( a native tucker myself, i hate to leave!!!)
