Default ul certificate for the sale of my home

My buyer is requiring an ul cert for my upgraded 200 amp service. The damn engineer brought it up to him, and said i need to provide it. The previous owner had the work done, and i was able to close no problem. Speaking with my electrician, i was told lipa would not tag the meter without a ul cert. So basicaly i have to waste money and get it recertified for no reason. Are there any electricians or home inspectors here that could provide some insight on this? I feel as if the buyer is wasting my money for a cert that isnt needed. Any suggestions?

I recently upgraded my service and received an Underwriters Certificate. Such jobs are required to be inspected by the electrical inspectors (who are not affiliated with town inspectors.) The UC verifies that the service has been inspected and is within code.

If you are selling the house and this is the buyer's sole stipulation, consider yourself lucky. A UC is several hundred dollars. In the grand scheme of things - what you make on your home should more than recoup the small outlay. If I were a buyer and the seller was remiss to offer me the UC, I would walk.

Yes,yeah,umpppppp....lol. Ok, well I also recommended it but it real should not be a deal breaker unless the inspector noticed something wrong.

As far a LIPA is concerned, they barely know what they are doing so it could be tagged w/o a UL cert.

Here are three solutions:

Pull your file at the town's building department & see if the if there was a permit for the upgrade, if there was, the UL cert should be in the file and you can get a copy. A copy of the C of C from the town would also satisfy the issue.

Or you can call the electrical inspector that did the UL inspection and get a copy. What town are you in? Typically there is only a few companies that do it in a certain area.

Call the installer to see who he uses for UL inspection and call them for a copy.

IMO, if they making a big deal about this, then there is an issue with the service panel that needs repair. My clients never make this an issue.

Last resort is to have another inspection done and count your blessings that that is the only issue.

Also go to www.nybfu.org and you can submit an inspection request online. The cost is only $68.00 (listed on the website) but I thought it was more than that.
