this is a long island forum. Why would you post about a queens condo?
Queens is the western part of Long Island (as is Brooklyn).

plus, plenty of people consider both sides of the Queens line when making a decision. Despite the vaunted LI intuition, you can't always tell the minute you've crossed it...
I agree that a house may not be more expensive. Most houses on LI are non-HOA so you save on that, plus the taxes aren't always lower. The luxury condos in the Syosset-Woodbury area (not that you'd be looking at those, but) have HIGHER taxes than many of the houses nearby.

I think that the OP was more concerned about the ease of caring for a condo.
If someone were not interested in school districts, there are beautiful leafy condos located in Central Islip.
It is just too bad that they are in that district.

Oh there are condos for sale in Patchogue ; two that I know of ; one is on Waverly ave and the other is on South Ocean Ave right by the bay.
imo ; the ones by the water are nicer.

My parents used to live at The Lakes. We lived with them while we were renovating our home. I LOVED living there. The neighbors are always out walking, saying "hello." It is a little family in there. The units are spacious, and the maintenance was so inexpensive, especially for the area, SD and what the amenties are. The downside...a LOT of speedbumps. The board voted to DOUBLE the speedbumps within the year that we resided there. Which was odd, b/c people didn't speed there. I think the seniors thought it was best. You do have the occasional cranky senior, but you get that anywhere. The schools are amazing, the place is filled with children, and the trick or treating is so much fun there! I miss living there!

Are those the ones on Old Town Road , not too far from the high school ? Are they around $450,000?

Yes, right off of Old Town. You can get them for less than that, despite what they're listing for on the multiple. My parents' neighbor sold his 3 bedroom Fairfax for $435K last summer. That was before the market really tanked.
