Default Any Thoughts On Sound Beach Area

We are suppose to go see 3 houses in that area. Also what about the schools?

Hi...

Depending on the street address, you could either wind up in Miller Place schools (west side) or Rocky Point Schools (east side). Both are fine from what I hear...although I admit my kids are still too young for us to know first hand. There is a small town feel with close neighbors and a good secure feeling.

Sound Beach itself it very residential with not a whole lot other than small local businesses. Its a very short hop to Rocky Point or Miller Place which has everything. Big box stores aren't here...but surrounding towns have Walmart etc.

We have lived here a short time (6 months) but really like it. North Country Road and Lower Rocky Point Rd are pretty busy main drags...but it's primarily smaller side streets. Roads are curvy and hilly. Storm drains and sidewalks are few and far between...so my advice is to consider the view from the driveway when you are pulling out...and try to look on top of a hill :-)

Houses are VERY diverse ranging from older small summer cottages to big new construction> We looked for 4 br/2 br with at least 1800 sq ft in the 250K-350K range...and found 6 or so that were in very good shape, needing almost no work. But we did look at a few in that range which did have water damage. That was the only problem I remember as standing out.

Hit me privately if you want to know anything specific. With the slow housing market we have have looked at the same houses :-)

For those who may not be familiar with Sound Beach:

Sound Beach is a hamlet (an unincorporated area) in the north-center part of the Town of Brookhaven, in the north-central part of Suffolk County.

Beginning on the north and moving in a clockwise direction, the Hamlet of Sound Beach in the Town of Brookhaven is bordered on the north by the Long Island Sound; on the east by the Hamlet of Rocky Point; on the south by the Hamlet of Rocky Point and the Hamlet of Miller Place; and, on the west by the Hamlet of Miller Place.





The Hamlet of Sound Beach has a different border than does the "Sound Beach, NY 11789" ZIP Code postal zone (i.e., a place can have other than a "Sound Beach, NY 11789" mailing address and be in the Hamlet of Sound Beach): there are places in the Hamlet of Sound Beach that have a "Rocky Point, NY 11778" mailing address.
