The starter houses are about 379K & up in Suffolk. You really have to look at the neighborhoods in suffolk before you purchase. In the under 400K range you will not find the best hoods. Nassau starters are 500K & up. The day worker problem in suffolk county has caused a lot of controversy within normally quiet communities so research deep before you purchase in suffolk. Also--Long Island is headed for a real estate crisis before too long. When this market cracks you'll lose money trying to get out. good luck.

In Suffolk County, you can find a starter house for under $300K... the neighborhood won't be on the north shore, and it may need some repairs.

I live in Suffolk County and I make $200K with a family of five and I'm not living the life you'd expect with that kind of income.
My taxes are $8,500. It's outrageous how expensive it is to live out here. All the houses in the area are between $375,000-$475,000 when they're worth no more than $200,00-$250,000 in reality.
I really am astounded that I, making so much, couldn't afford to pay for my car insurance, and had the lights turned off twice in the past three years. This is ridiculous, but I can't move.

Steven, maybe you should look a little more closely at your budget, even by Nick's standards at $200K per year you shouldn't be having yout lights turned off

Yep. And some shacks are not worth than $100,000 in my opinion!! Ridiculous. I am probably gonna rent until I move out of the Island.

My mother just sold her house in W. Babylon for $358,000. 3 bed, 2 bath, ranch, kit, d/r, l/r. large lot. rentable basement (although not legal). The school district from what I've read is desirable. The r.e. agent listed her house for $409,000, which we all though was too high, and a neighbors tenant ended up buying it w/out my mother having to pay r.e. fees. So she saved on the commissions and was able to sell it reasonably. Keep searching, they are out there.

I've seen where people will say that house prices are overvalued.
The value of houses is determined on those who are willing to pay those prices. If there weren't a demand for houses, the prices would go down.
So when someone says the houses are overvalued, they really need to qualify that by saying it's overvalued for them. Not the market at large.
