Question South Hempstead?

I was wondering if anyone has any info on S. Hempstead? What are the homes like, safety, taxes and resale value? I am looking into moving into an area with good schools that is not too expensive, but it must be a safe place to raise children. Any feedback would very much be appreciated

Default For those who may not be familiar with South Hempstead

For those who may not be familiar with South Hempstead:

South Hempstead is a hamlet (an unincorporated area) in the central section of the Town of Hempstead, in the southwest part of Nassau County.

Beginning on the north and moving in a clockwise direction, the Hamlet of South Hempstead in the Town of Hempstead is bordered on the north by the Village of Hempstead; on the east by the Hamlet of Baldwin; on the south and west by the Village of Rockville Centre.





South Hempstead is one of those many villages and hamlet on Long Island where none of the places in the community have the hamlet name in their mailing address: places in the Hamlet of South Hempstead have a "Hempstead, NY 11550", "Rockville Centre, NY 11570" and "Baldwin, NY 11510" mailing address.

If you are in the RVC school district, which most of South Hempstead is, it's a huge bargain. The majority of the others are in Uniondale SD which I don't know a ton about....then there's like 3 or 4 houses in Baldwin and Hempstead districts as well. It's pretty split up for such a small area.

The area itself is pretty nice, more similar to the surrounding areas of Baldwin than RVC. Housing is mostly 1950s capes with some older homes mixed in. Nothing fancy but a nice looking, well maintained neighborhood. Pretty typical Nassau County suburbia. Despite bordering Hempstead, I've never heard of there being any crime except the normal minor property crime you'll find everywhere else on LI. The parkway seperates the areas pretty well and truth be told, the part of Hempstead it borders is not much different...very little crime as well, not at all like the areas near Hempstead Turnpike. Neighborhood (and schools) are mostly white but there is a sizable black population as well. It's probably 70/30 if I had to guess. I know somebody that grew up there and had nothing but positive things to say, and I also used to deliver pizza there a million years ago

I believe taxes are pretty high since it's almost purely residential, though you get more than what you'd pay for elsewhere in terms of property. The values stay somewhat low because of the zip code, but with such a highly regarded school district you should be pretty confident long term.

Do they get RVC Village electric or is that just strictly in the village of RVC?

So I guess the RVC system ends at the village boundary. Yeah its pretty cool, they got their own power system. So it's RVC, Freeport, and Greenport that have their own power company. I heard that they had power even in the blackout in 2003. Is it true their electric rates are much lower? That could be a real benefit for places like RVC, especially in this real estate market.

Thanks for the reply. Sounds like S. Hempstead is a good deal for your dollar. I also haven't seen too many homes on the market in this area. There is not enough variety to choose from. I guess I have to wait this one out. I guess this shows the stability of long time residents. Are you sure about the rvc power not being accessible to S. Hempstead residents?

I am positive about RVC electric. And, you are not eligible for a parking permit at the rail road station. You could drive to Baldwin.

Another reason you won't find a lot is because it's a very small area geographically, even for Nassau where there are few places more than a mile wide. I checked MLSLI and there were 22 listed which actually seemed like a lot to me!
