We had originally started out looking at Bayport/Blue Point, Sayville, and Oakdale. We decided to move our search because we just can't get enough house for our money there.
DH got an amazing job opportunity and now works from home, so location isn't a problem. We're looking for an area in Suffolk. We need 4 bedrooms 2 baths, GREAT schools (our oldest starts kindergarten soon), and a decent sized yard (at least 100x150). Our budget is up to 500k but we'd like to keep it under 475. We also want to stay on either the north or south shore and stay away from the middle of the island. Lower taxes are a bonus and we'd prefer to keep them under 9,000 per year. Any suggestions? |

In my travels as a Realtor, I am always surprised about one area in particular: East Northport - might be a possibility for you; generally good value for the money, taxes could work in many parts and it has Northport schools.

I would say 4BR in good condition in a good area with "great schools" and at least 100x150 for $475 is still pretty close to unrealistic even in this buyers market. If you aren't getting enough "house for your money" in Bayport or Sayville I can't see how you would do better somewhere else and be in a top district.

I would definitely say Smithtown, the school district is great and you could find some nice homes for around $475,000, Smithtown doesn't border any shores, so I think it fits.

You may want to investigate East Northport and Kings Park.

You will have a hard time finding all those things you want, for that budget. I agree with PizzaPedro.
I just searched MLS and came up with 4 homes in East Northport that fit your criteria of price range, taxes and lot size. Not one came up in Smithtown. As you probably know, the larger your lot, the higher your taxes will be. So you may not get all those things you want for that budget. |

I would also suggest Nesconset, but Smithtown schools. With a budget up to 500k you should absolutely get something in that price range. Taxes might be tough because of Town of Smithtown, but like East Northport it is an often overlooked town in very good schools.

You might want to take a look into Stony Brook/Setauket. Some of the development homes south of 25A are listing under $500K and the taxes are about what you mentioned. The area is in the Three Village School district.
