Anyone familiar with the Yaphank Area?
My wife and I recently went into contract on a house in Yaphank and was wondering how the area was? Its a newer developement South of the LIE and just east of Southhaven Park. Seems to be a lot of houses for sale and there is a gun shooting range not to far away.

Im confused? You went into contract without looking into the area, schools, town, etc? That sounds like a terrible plan if you ask me. Most of Yaphank children attend 3 school districts...1) William Floyd or 2) Longwood school district & 3) South Country. Which neither is the greatest.

Look into your water supply -- there was a problem with leaks from BNL which is to your north. BNL is a HUGE Superfund site. There's lots of scary contaminants that have leaked from it and into the Peconic and Carman rivers as well as a plume in the earth.
You also have Calabro airport not too far away either.
The shooting range and Brookhaven town landfill are situated to your west.
rocafeller05 commented on the schools and I have nothing to add either positive or negative.

I live in Ridge, North east of BNL. It is my understanding based on info representatives from our civic association gathered that the "hot spot" for the contaminated area is south east of BNL, toward the mastic/mastic beach area, but flowing through North Shirley & EAST Yaphank.
I have a cousin that raised 4 children in Yaphank & has enjoyed living there.
My main concerns for the area would be the proximity to the riffle range & the dump, both of those can affect your quality of life & your property value.
We have well water & we have it tested annually, so far its always come back clean.

oh and about the schools, out of the three possible districts IMO Longwood is the best but none of them are considered "great districts" by the newsday reading sheeple of Long Island. Then again you couldn't pay me to send my kids to some of those "great" districts.

No need to be confused. We have no children yet and plan on moving to a better school district when the time comes. It’s our first house and prices are down for the time being. The house is in the South Country School district which I know, includes not so nice areas of North Bellport and parts of East Patchogue. I don't think BNL is all that close, the neighborhood is right next to Southhaven Park just north of Rt. 27. Its almost Brookhaven. I did do my research, but sometime what you read and what is reality are two different things. Thought if someone was familiar with the area, they could share there comments. Anyway, we are getting a great deal on the house because it needs A LOT of work. And yes, I did my research on the work the house needs too.

Friends of ours live near the rifle range. South Country school district is terrible. Our friends choose private.
If you are near the rifle range, get used to the noise. Some parts of Yaphank are really nice.
As a first house, congrats. Our first house was a disaster initially, but a steal and it served us well.

You might be getting a great deal now, but once you've paid out, had the work done, and the market continues to fall, you will still be in an area which you are conceding borders on some not as nice parts of LI. This can affect you in the long run.
When the time comes to sell and move on for your future child's education, I hope you see a profit and not a loss.
