300- 350 Will do you very well in Sound Beach/Rocky Point/Wading River/Ridge

There is a small area of high ranches of Old Town Road that is in East Setauket ( Lynx Lane and all) and is in the Three Village School district. I would say that these are in the mid-300s.

They are ...Arrowheads not bad too.
The Mushroom houses, we used to call them
Not a bad place to start but admittedly its the bottom of the 3v Market.
Id stay away from anything near Terminal/Belle Meade rd due to the Cancer issues.
That money would probably go much further 10 min East.

I live in the 3Vs in Stony Brook. These are my observations:
You might find a starter at $350K in South Setauket (Centereach zip 11720) South Setauket is located south of 347. If you do look in this are MAKE SURE that you know whether you are looking at a TVSCD or a MCSD home if that is important to you. There's ziggy-zaggy line that cuts through South Setauket one side is TVSCD the other Middle Country.
The critter section (in Setauket off Old Town -- Bunny, Possum, Beaver, Ferret, Bobcat, Woodchuck, etc.) is N of 347 and might also have something close to $350K, but chances are it'll need work. This is on Possum lane and is $299,777 will need work, but taxes are under $6K! My son's friend lives nearby and it's a nice spot. MLS #2008961
Someone mentioned a pocket north of Norwood just east of Old Town (directly across from Ward Melville HS.) The streets have girl names (Linda St, Dorothy, etc.) and also might be a good spot to look for starters. This pocket is considered a Port Jeff Stn mailing address. Again in this location, be careful as the school district boundary is just inside of those streets.
If you consider Stony Brook, you'll be looking primarily in the developments south of 25A which border Stony Brook Rd. There's the University Heights development as well as many Levitt homes in the Alphabet sections. The S section is off of Nicholls, and commands more $ than some of the other alphabet sections.
This house is on Hopewell in Stony Brook (H Section -- off of Nicolls) and is $339K It is going to need work, but it's in a nice spot. MLS #2100282
There's another in the S Section for $339 MLS #2105487 -- That's a great family neighborhood and a good price to get into it. I would opt for the S Section before any of the other listings I posted.
Another member of this board lived in the S Section and loved it. Perhaps she can jump in and give you better insight.

Parts of Setauket were affected by the Northville Plume (underground fuel spill) about 15 or so years ago, so if such things concern you (as they do us) you may want to avoid those spots. From a LI appraisers' forum on the subject: "In published newspaper articles regarding the Northville Industries gasoline spill in Setauket, NY and the 529 impacted residences, a settlement of $7,200,000 was agreed to in 1991. Local homeowners sued Northville for lowering their property values. This settlement amounts to an average of $13,611.00 per dwelling (the actual settlements varied significantly, depending upon the location within the spill area.) The typical impacted home involved had an (un-impacted) fair market value of approximately $160,000 at the time of the settlement. On average the settlement represented 8.5% of value; however some minimally-impacted properties received as little as $500 and some significantly-impacted properties received as much as $100,000 depending upon the degree of damage and proximity to the area of greatest perceived threat. For example: Connor residence located at 39 Cinderella Lane, Setauket received a settlement of $65,000. Based upon an un-impacted estimated fair market value of $170,000 the settlement represented 38.24% of fair market value at the time. "

I know of three cancer related deaths on Robinhood lane in 1993.
One guy was 23.
Very sad
You couldnt give me house near there.
Quite ironically its where all the onconologists are now...how convenient.

Where exactly is this , would you know? I grew up in Strongs Neck and for awhile lived in a little house that my Dad bought for my little boy and me in East Setauket. This was nearly thirty years ago, but still.....

The Neighborhoods are behind there end tie in to Pond Path and Gnarled Hollow.
