There are so many factors involved. Right now I have a listing where the owner paid $840,000 in September 2006. She put $110,000 into it fixing up all kinds of things that were wrong with it. It's down the block from the beach and walking distance to the village so the location is the value here. But still. Now she's in it for $950,00. She just moved back to California because she can't take the weather here.
I have it listed for $880,000 and though she is negotiable she knows that no matter what she does she's taking a loss. Meanwhile in the last two days I've handed out checks to the shower door installer guy for $750.00. To the Doorknob installer guy for $739.00 (for door knobs for 3 doors!) and Roman shades that were ordered for one bedroom before she moved....were finally delivered today $789.00. So the house just continues to cost her money......all so she can lose.

Hey Gigi...I install door knobs too. Actually for that price I would install anything you would want!

That's what I said! But they are the crystal doorknobs and the back plates on the pair in the entry way are solid brass...very pretty but geeez!
So I counted...there were 4 pair of crystal doorknobs and she said that each pair was $110 without the brass plate. Then installation.
The bottom line is....no one can accuse this woman of trying to sell her house to make money lol....I keep buying lottery tickets so I can buy it!

A house listed for 339K to 398K) I don't understand it. I even made an offer on two such houses (in the middle of the range) only to be told that the seller really wants the top of the range. Well, then why mislead your potential buyers?
If you want $X why would even put a number 60K below that anywhere in your listing? The agent said, "to increase interest" but its not real interest. People who are looking for a 400K house aren't going to be able to pay 469K just because you got them in the door?
It just confounds me.

why ON EARTH would you have given an offer in "the middle of their price range" when CLEARLY they listed a LOWER PRICE IN THE RANGE.....that is absolutely MIND BOGGLING....sorry, no offense but it IS!!!!!!

I bet she bought Period Brass doorknobs. Those can cost $600 for ONE exterior lockset, and easily $200 each for interior sets. (Please don't ask me how I know.... it comes under the heading of "what was I thinking" in our last house...)

If they're large windows and they're HunterDouglas custom shades with specialty fabric, top down/bottom up construction option, Lightrise and/or PowerRise.... I can believe they cost $800 installed.
