I never said I started at the middle of the range. I started at the low end and when they countered at the high end I moved up. Why all the caps? I feel like you are shouting at me over something that has nothing to do with you personally. You might mean no offense by it, but it is somewhat offensive.

I believe it was Prudential who began the range-pricing gimmick back in the late 1990s and we've noticed it's Prudential who still seems to use it the most although some others do too.

Exactly my point. Why bother with a price range that you wouldn't even consider. Then one of the houses dropped their price range - both ends of it even though our latest offer was already above their bottom price. They still want 10K more than we want to spend considering the amount of work it needs (and I mean needs not stuff I'd want to do).

If you've put a lot of money into the appearance of the home, the last thing you want to do is cut corners on something that everyone will see when they enter the home. That is probably what the homeowner was thinking.

Actually she bought these things for herself. She decided two weeks ago that she could not stand another day of New York weather, called the moving men, packed up her stuff and left. Called me to put her house up for sale. She tried twice to live here, but she hates it. The door knobs, shades etc...were what she picked out for herself.
Doesn't matter what she does at this point.....the whole thing --moving here, buying a house, fixing it up, leaving --she's taking a huge loss no matter what she does. When she bought it in the fall of 2006, I sware it was the last house sold on long island for an overbloated price that needed to be fixed up.....before the bottom started falling. So basically she paid $950,000 for a house (between cost and repairs) that will most likely sell for way less then she paid for it.

Gigi- I saw it before your ad was cut - that house doesn't look like 3000 sq. ft. from the exterior pictures. Does that figure include garage and basement? It's a pretty house, but it looks small from the outside shots; have to say that the inside shots look larger than you'd expect.

It just looks small from the outside but the rooms are large.
It just rented for $3,500 (option to buy) so it's going off the market for now.

know what's so funny about this site...you can help other's by promoting other people...but you can't help others by promoting yourself lol. Makes no sense.

NY is a very litigious state.. and particularly on LI. Square footage information provided by public records/county records is inaccurate at best. Most realtors are afraid to display that information because it simply isn't very accurate. God forbid you list a house with saying it's 2000 square feet and it is really 1800.. then get sued.
