The further you get from Ronkonkoma, the less time you ultimately save. (Unless you are catching an express.)

Agreed
I was referring to the express service.
(which most commuters opt for)
Off peak.... I'd just take Port Jeff.

Thank you all for your wisdom. I wish I could see the links the kind person posted of suggestions, but they all click as null.
I don't really know anything about Long Beach. Babylon is worth looking at, although the double tax sounds a bit frightening.
In my fantasy world, I'd be able to walk to beach.
As far as size of home: 1200 sq ft would be plenty. The smaller the land parcel the better.
Thank you for all your ideas. I value your opinions.

Then Long ]Beach is the place for you. It's the only place I would even consider on Long Island. Beach, restaurants, LIRR (last stop), and you can ride your bike everywhere. Check it out.

I agree, if 1200sq/ft is enough then you can't beat Long Beach. You will actually be able to find plenty in your price/tax range that seemed somewhat unrealistic at the beginning of this thread. Long Beach can be the opposite of quiet at times, but it depends on where you are. All else considered, I think if you take a long, hard look it's worth living with even on the noisy west end. You can walk to the beach from almost anywhere in LB, and these are amazingly gorgeous ocean beaches with a boardwalk....not something on the bay or the sound. The LIRR service to Manhattan is fast (~45 minutes) and the community has everything you could possibly need very close nearby.
If you want to spend a little more on the house, but much less on taxes and be even closer to the city (in it, actually) yet more secluded....take a look at Breezy Point in Queens, too.

Though taxes could be higher than 5k, San Remo/Kings Park area along Riviera Dr., in the Old Dock Road neighborhood, etc, are dotted with cottages and homes that in some cases face the water. Surprised nobody mentioned that. Here is one listed in that very area under 5k in taxes. http://www.mlsli.com/unidetailsredo....start=1&rpp=10
With the access to Nissequogue River Start Park, Old Dock Road boat launch and picnic area, etc, I would absolutely consider that area since you are only looking for 1200 sq. feet. And it is walkable to the water.
I bike around there and think I am in some shore town.
One other creative suggestion, given you are not moving immediately is the (hopefully) continued rejuvenation of Patchogue village on the south shore. It has an improving arts environment, and strengthening downtown theatre program and might speak to your interests in the arts, writing, etc. The schools are eh, but that would not be a need for you. This would be south shore but the main street is very walkable, has a growing list of excellent restaurants and you can get something near the water for a very reasonable price. I just pulled up some homes in the Bay Avenue area leading to the Fire Island ferries, parks, etc. Walk to the water for around 349k. Good luck in your search.

Good call
I wasnt aware of the taxes in San Remo.
Id aways heard it was high.
Patchogue taxes can be up there to with the village and all but they do have the LIRR
Still a bit of a crapshoot as to where its going, but I like what Im seeing.
I think Sound Beach/Rocky Point still the best buy all things considered.

Agreed, but if the city will be a frequent trip, any way to get a little closer and still meet the budget would be my goal. I am hoping that Patchogue turns a legitimate corner. Would be a nice story to tell.
