LOL, great comment! SO and I have owned stock in Daimler Chrysler for years. Of course now since the recent split  it's now just "Daimler AG" .... a very wise move to shed the Chrysler albatross. But even Daimler's stock has taken a hit, it was $90+/share a few months ago and now it's at $58 .... close to its 52-week low.
If Pat/Med ever merged with Bayport/Blue Point, I bet there would be a lot of unhappy parent-homeowners on the Bayport side of the consolidation.
As for revitalized towns, look no further than Bay Shore which has been (and is still being) beautifully gentrified. Main Street is now populated with boutiques, professional offices, and a wide selection of really GOOD restaurants of all descriptions. There's the Boulton Performing Arts center; Victorian style street lamps hung with huge flowering baskets; and several lovely brick-paved courtyards with planting beds and garden benches between the rows of buildings. There are also lovely new apartments and condos going in (Greenview Properties is playing a huge part in the revitalization of Bay Shore, both in the downtown and surrounding areas). Friends of ours are planning on moving their fine-jewelry store from another town into one of the several new retail locations in Bay Shore, in fact, during the early part of 2009. The only part that still looks anything like the "old" Bay Shore is at the extreme eastern end, near the hospital, and even that is now undergoing serious renovation.
Give Bay Shore another 5 years and it will easily match both Babylon and Sayville for gentrified ambience, IMO (well, except for Argyle Lake of course  )

Give Bay Shore another 5 years and it will easily match both Babylon and Sayville for gentrified ambience, IMO (well, except for Argyle Lake of course )
... and have you seen how they have built up the waterways to reach the town itself ? They've done such a wonderful job with that town. The great restaurants, pretty buildings and flowers all over have made Bayshore a great place to visit & walk around.

The problem with Bay Shore is Brentwood
The problem with Patchogue is similar.
I would imagine BayBlue would be clamoring for rateables considering they have no commercial district to speak of and hideous taxes.
Pat Vilage would complement it nicely now that theye weeded out most of the poverty.
As for Argyle park..its ok if you like goose poop and high tension wires : )

For the northern part of Bay Shore (north of Sunrise Highway) I agree with you, although you can say the same about Islip. Once you get north of Sunrise, you're abutting Central Islip which is "Brentwood Lite" (and not likely to stay "Lite" much longer.... it's rapidly becoming Brentwood South).
But Bay Shore from Main Street south to the water is a real success story. Also, Bay Shore abuts Brightwaters on the west, which has never had problems as far as I know (and the homes surrounding the lake and the Concourse canal are extremely desirable).

Interesting. It would be helpful, if possible, to either post or PM me with an MLI# or two in the nicer areas of the towns you are talking about (some of your talk sounds foreign to my non LI ears!)  . At the looking stage, it would at least allow me to be an armchair lookie loo.

Im not sure I follow your quote.
I was speaking to the lack of rateables for Bay/Blue and its obvious downtown to the East.

North Bay Shore is worse than Brentwood.
West Bay Shore and Brightwaters are stunning.
Not too sold on the schools though.

Moving Village of Patchogue students out of Pat-Med and into Bayport/Blue Point SD. Unless I am totally misreading a few posts (very possible)....I'm sure it'd be great for the school district having the enhanced tax base, and for the village having the much better schools...but what about the rest of the remaining Pat-Med district?
