Can anyone tell me about Head of the Harbor in Suffok County Long Island?

Head of the Harbor is one of two very exclusive incorporated villages just north of St. James (the other is Nissequogue which is just to the north of HotH). Despite the "village" designation, both are entirely residential except for the Nissequogue Golf Club; I'm not sure if St. James General Store is technically within St. James or within Head of the Harbor, to be honest, but anyway it is more of a boutique place than a "general store" anyhow.
Head of the Harbor is minimum 2-acre zoned (except for a few very old properties that have been 'grandfathered in') and very pricey. I don't think you can find many houses selling for less than 800K there. There are far more houses selling for more than 1 million, than for less. Figure on property taxes starting at between $12K and $15K and going up from there. Head of the Harbor does have its own police force, and imposes a village tax of about 10% of the standard county/town/school tax bill. So if your "regular" tax bill is, say, 20K, you will also have to pay about $2000 in Village property tax. It's a very beautiful quiet area if you can afford it.

Head of the Harbor has a small portion which falls inside the Town of Brookhaven, the remainder is the Town of Smithtown.
Most of Head of the Harbor attends Smithtown schools, except for a portion to the east which is in the Three Village School District.
A couple of years ago I made an offer on a house in the 3V/Town of Brookhaven portion of HOH. It was on 2 acres; a very old (historic) home in extreme disrepair. We went back and forth and finally settled on $850K. Taxes were about $8K and village takes were under $1K. The house was going to require about $300K in repairs(some major structural), improvements and upgrades to services. Doing the math, for $1.15 mil I could have purchased something in better condition in the area, but I wasn't prepared to pay that size mortgage.
As far as the area goes, I love HOH. The village residents keep it kept up beautifully; lots of trees, large properties and winding roads. The village is very strict about what can or can't be done when people set out to improve their homes, and in doing so, have helped to maintain the beauty of the area.

For those who may not be familiar with Head of the Harbor:
Head of the Harbor is a village (incorporated in 1928) in the northeast part of the Town of Smithtown, in the northwest part of Suffolk County, along the Smithtown/Brookhaven town line
Beginning on the north and moving in a clockwise direction, the Village of Head of the Harbor in the Town of Smithtown is bordered on the north by the Village of Nissequogue; on the east by the Hamlet of Stony Brook (the Smithtown/Brookhaven town line); on the south by the Hamlet of Saint James; and, on the west by the Hamlet of Smithtown and the Village of Nissequogue.
Head of the Harbor is one of those many villages and hamlets on Long Island where none of the places in the community have the village name in their mailing address: places in the Village of Head of the Harbor have a "Saint James, NY 11780" mailing address.
