would you buy a house in any of these neighborhoods in Nassau? (New York: 2009, apartment)

one reason i asked about the village was, because i saw one house, its village taxes were more than the actual taxes. total taxes were 10,000. village were like 6k and taxes were 4k. that made me think!

i just walked away from it, don't even remember where it was.


my realtor said herricks is the best SD.

so i take it based on your response, that these areas are nice and i can buy a house in these areas?

That doesn't sound right about the taxes. Normally school taxes are by far the largest part of your tax bill. Your town and county taxes are usually reduced because the village provides services they would normally do, so the total tax bill for a house in an incorporated village isn't necessarily higher than that of a house in an unincorporated hamlet.

those 3 areas are all worth buying in, but do check the SD for houses in NHP. Like I said, there are several districts, and I can't confirm that they're all good ones.

it would either be Mineola SD #10 or New Hyde Park SD# 5. how do they compare

That is in the Village of Farmingdale, Bethpage State Park is it's northern border. I used to drive through there all the time when I went to SUNY Farmingdale, very nice area.

To the OP -

Farmingdale is much different than the others on that first list, much nicer. Hempstead is probably Nassau's closest thing to an actual "ghetto", with Roosevelt close behind. Uniondale and Elmont aren't so bad but have a crappy reputation, schools in Uniondale have slipped considerably. Freeport has very nice areas and very run down areas, there is a big divide between the classes and not much middle ground.

If the house is in District 5 it would either be in New Hyde Park (Village), North New Hyde Park (Hamlet) or Garden City Park (Hamlet). NHP-GCP district feeds into Sewanhaka Central High School District and I think all students from 5 attend New Hyde Park Memorial HS. This is definitely a very good district, though not as well regarded as some others surrounding it (Garden City, Herricks, Great Neck, etc.) Basically, it's not a district people go ga-ga over, but I don't think many would hesitate to send their kids there.

That area has a very quick commute to Manhattan if that's important to you at all. A lot of the homes are similar to the style of capes you see in southeast Queens, on small lots. A lot of native LIers are way down on this architectural style, but I dig it personally. It's a congested area for LI, another factor that doesn't bother me but drives some people nuts. Mineola is similar, if anything a little nicer. Don't know much about Williston Park at all...

well, for now, i think i am pretty well set on either mineola or New Hyde Park area.

yes, commute to NYC is important to me. but if mineola is better than NHP, then i would shoot an offer for there and see what happens.

Farmingdale is fine. Better than fine, actually. It's very nice.

Lots of good towns have dodgy sections but that is no reason to write off the entire town.

I went to the Memorial Day parade in Farmingdale this year and I couldn't have had a better time.

I'm not very familiar with the other towns.

But the casual dismisal of farmingdale in the above posts makes me very skeptical about a lot of info i read here about other towns. It's difficult to sort the paranoia from the reality.

Info here is helpful for the most part, but must be complemented by additional research.

There's not a huge difference, if I had a choice between the two I'd go with whichever house I liked more. The "added" commute time from Mineola would be totally negligible, maybe an additional 3-4 minutes. I think you get more express trains out of the Mineola station as well, but don't quote me on that!

Very good points. I'm not even sure what the 'dodgy' section of Farmingdale is supposed to be, though. I sometimes see a group of Mexicans standing on Hempstead Turnpike in front of some gas station....so I'm assuming that's what people mean when they talk about it. Another time somebody on here told me the apartments near the LIRR station are a dead ringer for Compton, but I haven't experienced that myself. Main Street is great, I used to go to the Downtown all the time before it closed, still go to the bars occasionally and somtimes hit that old-style burger joint south of the turnpike. Great food!

My wife and I recently bought a house in farmingdale off melville road. This area goes to Half Hollow school district. This was a major reason why we bought here although we would have preferred melville or dix hills instead. My wife grew up in the neighborhood off conklin and went to farmingdale schools. There is a definite difference between this area and where we live now. Her and I would not buy a house where she grew up and her mother was very happy to sell it in 2002.
