How are Sound Beach and Ridge?
Hi,
We've now included--along with Rocky Point--Ridge and Sound Beach into our home search.
We've toured Rocky Point, and have gotten good information about it from the boards here (thanks!).
How are Sound Beach and Ridge? What neighborhoods should we steer clear of? How are the schools?
We're looking for the good, the bad, the ugly.
Also, has anyone purchased a house they saw online at MLS without an agent? There are a lot of interesting listings to me, and I was curious if anyone has gone that route.
I'm not against using an agent, it just seems there are a nice handful of houses available online, too.
Thanks everyone!
Looking forward to moving back home.

Get ready to hear the racist views of longwood schools ,but otherwise ridge is nice and the civic association is doing a nice job out there, and you probably get more for your money in ridge. I would keep a eye on rocky point, ridge, sound beach in that order..good luck..also commuting from ridge to out west is the much better choice. The roads stink in north rocky point and sound beach ..Imo..

Both are excellent choices.
Preference to Sound Beach (Rocky Point/Miller Place Schools would have the edge).
I Like Panamoka best if I'm doing Longwood.
Good luck

Id go Rocky Point/Sound Beach/Ridge.
There's nothing wrong with Longwood schools. They have an outstanding sports program.
Unfortunately theres a lot of poverty in the district (mostly around Middle Island and it aint all minority).
Ridge is looking good these days..but Rocky Point and Miller Place schools are better.
Good point about the roads in old Rocky Point, they can be a bit hilly but
I think it adds to the charm.
Ive yet to be stuck in the snow.
As for commuting West from RP/SB... its a wash if youre near Rt 101 or WM Floyd.
Best

we bought our home in Ridge in 2004. We live in Lake Panamoka which is the most Northeast area of Ridge, right on the border of Wading River & Calverton. Our community has a crystal clear private lake that is owned by our community. We have terrific events like boats races, fishing contests, beach BBQs, and in our clubhouse we host events for the kids like halloween parties & teen night. There is something a little old fashioned about our community that I love. Many of the homeowners spent their summers here in family bungelows & decided to make this their year round home to raise their family. The people here are nice, hardworking and genuine. People walk the neighborhood on nice days, plenty of kids outside playing-people say hello and keep an eye out around the neighborhood. Kids here all learn to fish, swim, sail, kayak, camp, hike at a young age.
No pressure to keep up with the Jones' or anyone else.
Its rustic but I LOVE IT!
As for the rest of Ridge the only area that I find a little less than desirable is the Smith road area right near the Strathmore Condos, they are old & run down & that community has been known to have a high number of rentals & not so savory lifestyles but its truly confined to that specific area.
As for Longwood, I don't have children that attend but all of my neighbors are satisfied-I know many of them are quite involved in district events (which I believe is key anywhere), the kids have terrific school pride, plenty of honor roll bumper stickers.
We have awesome sports teams, lots of clubs & activities. Our budget always passes, our scores are on the same level as Middle Country, Pat-Medford, Comsewogue-sometimes even higher.
Our Fire District doesn't rob us, we have our own substation in my neighborhood.
Our library is amazing.
The area is loaded with beautiful wildlife & we are surrounded by thousands of acres of state & town Forests. We are "the Gateway to the Pine Barrens" so you'll find its generally 3-5 degrees cooler here with a great breeze almost all the time.
Its a very direct route to William Floyd which make gettting to the LIE very easy.
It is 7 minutes from my house to Tanger Outlets or Splish Splash. There is good shopping in both Riverhead & Rocky Point or Shirley, all a short drive. The start of the north fork is also right here, so buying fresh produce or visiting the wineries is simple.
We don't have much retail or industry to speak of in Ridge so the taxes are a tad high, but we greived ours & won last year.
If you have specific questions, please ask!
I'm fond of Rocky Point & Sound Beach too.

Lake Panamoka is beautiful.
Thats my pick in the area...theres some newer construction along Whiskey rd but Panamoka has the charm.

Ridge is nice. Yaphank is also nice and both are Longwood school district. Longwood has its share of ups and downs but if you are an involved parent, children will shine no matter where you are.

Districts dont make the kid....parents do.

Sheesh!
When you start off your post like that, it takes away from any of the positive things you might try to say.
Where are all the alleged racist views of Longwood which you allude to?
