Default Town of Huntington - Finished Basements

Is anyone familiar with the Town of Huntington code for finishing a basement? Does a finished basement need to have an outside entrance/exit or large egress window to meet code? My understanding is that this is necessary for a basement bedroom, but not for just a finished basement. Can anyone verify this?

Even if you are not required to install egress windows, you may want to consider it. They let a tremendous amount of natural light in and makes it feel like you are not in a basement.

Hi Suziewwf,

We just purchased a house in the TOH and once the inspectors had a gander at our finished basement with two rooms - office, extra room, and bathroom, they held up the sale of the property (about four months) until our sellers installed egress windows in each room (price tag $5000)... and pool guard alarms on every door that led to the backyard. Although there is a door leading to the backyard, they would not give the sellers C of O's.

Inevitably,

the sellers decided that they were absolutely NOT paying for egress windows, so they knocked down all the walls in the basement leaving one large room with an egress door that led to the backyard.

Our bid was accepted in July... we just closed on Dec. 23rd -- all because of the C of Os.

I had called the town for some questions about finishing our basement, in Huntington. There must be an egrass window in the finished area and there was a ceiling height requirement-but most people I know don't go through the town at all for a finished basement.
