Maybe selling
Hi there
Any idea of the real estate market in Patchogue. How long is it taking to sell a house. If I wanted to sell quickly, how low does one go?
Its just a case of being fed up with non paying tenants and figuring after 4 years, being a landlord is not for us. It would not be a short sale at all. The house is a 4 bed, 2 bath cape, totally redone last year ; new kitchen, baths, roof, all wood floors, finished basement, all in the village.

Average days on market for homes sold in the last 6 months in Patchogue village is 105 days, with an average selling price of 275,267.
It can be very difficult to sell a home that is tenant occupied, as it is not in the tenants self-interest. Do they have a lease?

They do have a lease, but since they owe since Sept, i figure I will start evicting proceedings on Monday. I would prefer to try to sell it vacant.
I am just tired of this.

I agree that it is easier to sell it vacant.
As a cautionary note to all the landlords out there: Start eviction procedings on the 10th of the month if they have not yet paid the rent due on the first. I always tell my clients, "What makes you think that if they cannot come up with last months rent halfway into the month, that they will have two months rent by the first of the next month?"
