Default Lake Grove?

Was just looking on a realtor site at some Lake Grove homes. Some smaller ones had very low taxes. Some were in the village area. Would like to know about this area. Is it a nice safe area? How is the village area? Sounds nice but I don't know anything about the place.

lake grove is nice and pretty quiet for the most part. but its an expensive area, so any cheap (under 250-300k) houses you see are most likely going to be very small and need alot of work

How is the village area

I don't think that there is a Village area of Lake Grove. The middle of the Island does not usually have any villages that I know of off hand.

For those who may not be familiar with Lake Grove:

Lake Grove is a village (incorporated in 1968) in the northwest part of the Town of Brookhaven, in the central part of Suffolk County, along the Brookhaven/Smithtown town line.

Beginning on the north and moving in a clockwise direction, the Village of Lake Grove in the Town of Brookhaven is bordered on the north by the Hamlet of Stony Brook; on the east by the Hamlet of Centereach and the Hamlet of Lake Ronkonkoma; on the south by the Hamlet of Lake Ronkonkoma; and, on the west by the Hamlet of Lake Ronkonkoma, the Hamlet of Nesconset and the Hamlet of St. James, all in the Town of Smithtown (the Brookhaven/Smithtown town line).





The Village of Lake Grove has a different border than does the "Lake Grove, NY 11755" ZIP Code postal zone (there are places that have "Lake Grove, NY 11755" mailing address that are not in the Village of Lake Grove and there are places in the Village of Lake Grove with other than a "Lake Grove, NY 11755" mailing address): places that have a "Lake Grove, NY 11755" mailing address that are not in the Village of Lake Grove are in the Hamlet of Nesconset, the Hamlet of Lake Ronkonkoma and the Hamlet of Centereach; and, at the same time, there are places in the Village of Lake Grove that have a "Nesconset, NY 11767" mailing address.

Ever since the area, previously known as the Hamlet of Lake Grove, incorporated in 1968 to become a village, all of Lake Grove is a village, which means that the village area includes all of the Village of Lake Grove!

However, if you are talking about a downtown commercial district, rather than a village as defined by New York State, then you are most probably correct.

I live in Lake Grove and it is a very nice area, great place to raise a family. The mayor and trustees have been doing a very good job with improvements - we have beautiful well-maintained parks, very nice Village Green, many of the businesses are getting a face lift and finally the Route 25/Hawkins intersection is starting to look good again with the new businesses. There are events held throughout the year that are very nice, such as the Harvest Festival. The nice thing about Lake Grove is that there is something for all budgets, ranging from small homes at about $300,000 up to $700,000+ homes. You are going to have to live with the traffic on Route 25, however, which can be intense (I try to avoid it whenever I can by taking back roads). Since Lake Grove is a village, they have been able to somewhat control the zoning and way the area was built up. If you drive up Hawkins Ave, you'll see a dramatic difference between Lake Ronkonkoma and Lake Grove - only a handful of businesses on Hawkins in Lake Grove; everything is very residential. Village taxes are pretty reasonable, I pay about $700 a year. There are 3 school districts serving the area, with the vast majority in Sachem or Middle Country, neither of which are amazing districts but could be worse. Sachem is generally assumed to be better than Middle Country. I have my own reservations about Middle Country and am considering sending my kids to private school when the time comes. A very small part of Lake Grove is in the 3 Village School district. Some of the nicer parts of Lake Grove include Crestwood Forest (development off Hawkins by Sycamore Avenue), Brittany Hills (just West of Moriches Road), development on Walnut Street and surrounding blocks (I think this is called Roxbury Estates), development on Main Ave off Pond Path, and many more. Be aware that as Walter said earlier, there are areas with a Lake Grove postal address that are not in the village of Lake Grove, including about 1/2 of the Brittany Hills development (hamlet of Nesconset) and the entire Hathaway Oaks development (hamlet of Lake Ronkonkoma). These are still nice areas though, but you will have Smithtown or Brookhaven services, not Lake Grove's (you will notice a difference with snow removal!).
