I know there are a lot of die hard Valley Streamers in this forum. What are your views on the Gibson section 11581, SD 24.

Don't hold back let me hear it all. Especially around Munro Blvd.

south VS is probably the nicest part of valley stream, especially in the areas around munro blvd. there is also a small part of that area that belongs to the hewlett-woodmere school district, I have no idea where the boundary is, but if you can get a house with a VS address in the Hewlett school district, that would be a bonus.

I just looked at the map and you're right, there are decent sized chunks of Valley Stream and South Valley Stream in the Hewlett-Woodmere district. The border is roughly south of Munro Boulevard in VS and south of Rosedale Road in SVS.

BTW, even though the Gibson-Hewlett neighborhood has a 11581 (South Valley Stream) zip code it's still in the Village of Valley Stream - so it's residents pay village taxes. Nice area, I'd only put it second to the part of Valley Stream near the Westwood LIRR Station/Malverne.

The section south of Rosedale Road is considered North Woodmere (although the USPS insists it's Valley Stream).

Beginning on the north and moving in a clockwise direction, the Hamlet of South Valley Stream in the Town of Hempstead is bordered on the north and east by the Village of Valley Stream; on the south by the Village of Valley Stream and the Hamlet of Woodmere; and, on the west by the Hamlet of Woodmere and New York City (the Nassau/Queens County line).





South Valley Strean is one of those many villages and hamlets on long Island where none of the places in the community have the hamlet name as part of their mailing address: places in the Hamlet of South Valley Stream have a "Valley Stream, NY 11581" and "Woodmere, NY 11598" mailing address.

Yes, I know there's no hamlet of North Woodmere. However, the locals and MLS call it North Woodmere (so you won't see these houses by searching in VS and agents won't think to take you there), and the prices and image of the area change accordingly. You pay a premium to live in North Woodmere, Valley Stream address or not.

I wonder if listing and advertising a house as being located in a non-existent community ("North Woodmere") could be considered fraud. Nah, the real estate folks are too ethical for that, huh?

Walter, your comments are a little misleading. The "North Woodmere" neighborhood also includes portions of the hamlet of Woodmere and the Village of Valley Stream, in addition to South Valley Stream. Strangely enough, the part of "North Woodmere" that's actually in Woodmere (yet has a Valley Stream ZIP code) attends (mostly) Lawrence schools, not Hewlett-Woodmere.

Confusing enough?

Sean , what is your source for the borders of the so-called "North Woodmere" neighborhood?

It would be a very unique, to say the least, situation to have a neighborhood,which is an informal geographic area, partly in two hamlets and one village.

Part of it is definitely in Woodmere, based on the map you've posted above--the section to the west of South Valley Stream. And according to this map, there is a little section which is the Village of Valley Stream:

It's very unusual, but that's because what defines North Woodmere is the creeks separating it from Queens and Woodmere, rather than a physical line. What would be a more interesting question is why the borders of Valley Stream were drawn that way .
