Small lots are OK with me, I'm not crazy about tons of land. It's got it's benefits but I'm content with postage stamp sized....never lived on anything more than a fraction of an acre!

Greenpoint ugly? No way! It's definitely not Park Slope but it is "The Garden Capitol of the World", supposedly. Most buildings are pretty run of the mill but there are also some very impressive ones....my prime motivation for this place as opposed to nicer Brooklyn neighborhoods is that 1) despite occasionally being infested with midwest hipster transplants, there are a few bars that I'm really into in the neighborhood and 2) this would be a total party house and the neighbors are much less likely to complain about noise at 3 in the morning than elsewhere. Newtown Creek is a total mess, do you know of any actual health risks because of the oil spill?

I grew up on Long Island (20+ years) and I kid you not I've barely been further east than exit 52 on the L.I.E.

I actually picked all those towns exactly for their Gatsby-like history and architecture (which is what led to www.oldlongisland.com). Water views are an added bonus. I need to spend some time further east though (not the hamptons however).

There are some really great non hamptons towns out here to discover.

Heres a few North Shore enclaves to check out if youre interested.

Asharoken,Old Field, Nissequogue,Poquott,Belle Terre,Scotts Beach,Shoreham Village.

I voted North Shore, but all three have their good places. I also voted in proximity to major highways and shopping, so most of the fork towns and the Old Field-esque towns are out.

North Shore - Stony Brook, Port Jeff, Setauket, Smithtown, Commack, Northport, Huntington Village
Mid-Island - Holbrook, Plainview, Dix Hills
South Shore - Sayville, East Islip, West Islip, Babylon, Massapequa

Great picks but Miller Place thru Baitng Hollow are just as Expressway accessible as Port Jeff. Maybe even moreso with the Wm Floyd Parkway.

Huntington Village is a nightmare to get to the LIE.

Anything east of Rocky Point (except for a few exceptions) is too barren for me. Plus, Port Jeff isn't too bad if you take 83 to 25A instead of using 112. 112 is horrible (living near it myself).

I've heard people use Route 108 and Woodbury Road as a shortcut to the LIE going west instead of Route 110. I have no experience with this myself, but does that save time?

Agreed on Huntington, especially if you want to head West. It seems like it takes an hour to get down 110, and the alternatives heading west are just clogged up or have tons of lights.
