main roads and home values
I realize that a house on a really main road, like Old Country Road, will be have significantly less value due to the lower desirability because of location. What about houses on roads that are used as neighborhood cut-through, like Orchid Rd or Spindle Rd in Levittown? Are these considered main roads and is their location a major flaw in most buyers eyes hence lowering the homes value? What are your thoughts on homes located on busy side streets?

I can't speak for everyone, but I would never want a house on a main or very busy road. It would be hard to pull in and out of the driveway. Plus the noise level would be high and I would feel on display in my yard. Also family's with small children or couples considering having kids would be wary because it is dangerous. I guess it depends on everyone's situation, but I am sure resale is affected.

Cut through streets usually are not as big a detriment as main roads.

We paid a premium to be on a dead end after nearly seeing my sister killed on Stony Brook Rd.
Wouldnt live on a double yellow line road .... no way no how.
It takes a large portion of the market right out of the equation when looking to sell.

I'll go one further. I think you should be at least 3-4 houses in from a main road (roughly 100 yards or more). That's ideal to me. It keeps you away from the traffic and noise, but yet, you still have easy access to a main road very easily.

There are exceptions to these rules though. There are certain towns in Nassau where you find really expensive homes on main roads. The land is usually 100 by 100 or more. A good example is Garden City. There are some gorgeous homes on Nassau Blvd and Stewart Ave. Absolutely breathtaking. For them, being on a main road almost becomes a display of status, and doesn't seem to hurt their prices much.

Stewart ave is insane.
Beautiful but deadly for pets and children.
Id still pass.
There are breathtaking homes on 25a too but would you want to raise a family there?

I'd take a home on 25a through Muttontown, Laurel Hollow, etc. anytime.
Also, I'd take one on 107 through Old Brookville as well.
As for Stewart Ave. or Nassua Blvd, they aren't not that bad. Sure, during rush hour it's pretty packed, but other than that, it isn't so bad. Those homes from Cherry Valley all the way to the Western Section are amazing if you ask me.

Resale value and safety is crucial i agree. I want to clarify that what I'm talking about is side streets that are busy. No traffic lights or double yellows. I'm talking about that long straight road with 15 stop signs and higher traffic than the rest of the neighborhood. This is kind of a grey area.
Levitt built the neighborhoods around here in a way that prevents people from cutting through them. Frequently there is one road that is a straight run through the whole neighborhood and this road is always busier than the rest. Just for an example try looking on google maps for "Orchid Rd, Levittown, NY". and try using the street view on it.
