Default Dix Hills advice please!

Hi,

We're looking to buy a house in Dix Hills. Well, more specifically, in the Half Hollow Hills School District. Can anyone tell me about the different elementary schools in the district -- are certain ones better than others? (How do I evaluate them?) Also, regarding Half Hollow West vs East high schools -- is one considered better than the other?

We recently saw a nice house that we liked in E. Northport, but I understand that it is just within the border of the Half Hollow S.D. Should I be concerned about the resale value because it is not "Dix Hills"? Also, should I be concerned that this house is close to the border of the school district lines -- would they redraw the map one day and we would no longer be in the school district that we really wanted?

Thanks in advance for your help! Any information would be appreciated.

Answering your second question first, the odds of redrawing a school district are so close to zero as to be ignored because this would require an act of the state legislature after the residents of BOTH the school district losing area and the school district gaining area approved the proposed changes.

From your description of the property ("East Northport, NY 11731" mailing address and Half Hollow Hills Central School District), I'm guessing that the house you liked is in the Hamlet of Elwood (East Northport, NY 11731" mailing address).

Bear in mind that Elwood is one of those many villages and hamlets on Long Island where none of the places in the community have the hamlet name in their mailing address.



For those who may not be familiar with Elwood:

Elwood is a hamlet (an unincorporated area) in the central part of the Town of Huntington, in the northwest part of Suffolk County.

Beginning on the north and moving in a clockwise direction, the Hamlet of Elwood in the Town of Huntington is bordered on the north by the Hamlet of Greenlawn and the Hamlet of East Northport; on the east by the Hamlet of East Northport and the Hamlet of Commack; on the south by the Hamlet of Dix Hills; and, on the west by the Hamlet of Greenlawn.





Elwood is one of those many villages and hamlets on Long Island where none of the places in the community have the hamlet name in their mailing address: places in the Hamlet of Elwood have a "Huntington, NY 11743", "Greenlawn, NY 11740" "East Northport, NY 11731", "Commack, NY 11725" and "Dix Hills, NY 11746" mailing address.

She is probably looking at one small strip along Daly Road. East Northport, Commack and Dix Hills all come together there. It may be possible that a couple of homes overlap between E. Northport mailing address and Dix Hills schools.

East Northport is weird because there's that chunk of it that Walter posted above, and then theres the part that you're looking at near Daly Road. It's a really pretty area and its close to Jericho tpk and Commack road so its very convenient. Also, East Northport kids in the HHH school district go to High School West, which is the better school in my opinion. I've recently graduated from there and I loved it. Great teachers and no real drug/gang problems (I've heard sketchy things about East). HSEast has a weird mix of really rich spoiled kids and really poor kids from Wyandanch. My friends who went to East didn't like it at all. West is smaller, too, and everyone seemed to get along quite well. Also, I wouldn't worry about resale value because you most likely wont be cut out of the HHH district, and even if you are, Northport schools are very good.

llaurenn, that chunk that I posted is the official map of the Hamlet of East Northport as approved by both the Suffolk County Planning Department and the Long Island Regional Planing Board and used by the Census Bureau when reporting population and other demographic statistics for East Northport.

You're making the all-too-common common mistake of assuming that all places that have the community name in their mailing address are actually in the community whose name is in that place's mailing address.
