Its gonna be 15-20 min to the expressway from anywhere.
I'm further out in Rocky Point and its about 20-25 min to LIRR in Ronkonkoma via Wm Floyd.
Its woth the trip....Id much rather be on the Shores than up the Middle.
Just a preference.

Rocky Point is a lot more than 15-20 mins from the LIE, especially with the gargantuan building that went on in Mt. Sinai the last 5 years. I'm approximately 3 minutes from the LIE where I live. However, I do prefer the landscape up by you.

Not to shabby. I wonder if they added insulation to the walls when converted from a bungalow? When I was looking in RP & SB alot of those small homes(bungalows) had no insulation.

I go nowhere near Mt Sinai...Im a Billy Floyd man.
15-20 tops.

Yes, exactly. The City of Rochester gets a ton of state aid, and has significantly lower taxes but with older housing stock (not that I mind the older houses in the nice neighborhoods, they have a ton of charecter and are well built) and poorer schools. I live in the suburbs of Rochester. We don't get state aid, and the town I live in (Greece) is among the heaviest taxed municipalities in the state. Most of the houses in my town were built in the 60s-90's, and now on the northern and western edges of the town there is a decent amount of new construction. A typical 3-4 bedroom 1800 square foot house here will sell between $140k-$170k....new or existing; and have taxes between 5 and 6k. I grew up in one of those 1100 sq ft "starter ranches" in an older part of Greece in the 60's and 70s (house was built in the 40's) that my parents just sold for $80k with property taxes of 3k. The fact is that here, home prices and taxes have the opposite effect on eachother as they do down there on LI. Our property taxes are proportionaly so high that it keeps the asking prices for homes down. Granted, we have always had modest appreciation in our homes which are still rising in value right now; but our taxes have always been at a much higher proportion of the prices of our homes and of our monthly payments.
I saw a carpetbaggin' in NC comment earlier in the thread as well and had to laugh because eventhough our property taxes in Upstate NY are through the roof (no pun intended)...we did choose to move back here after living in NC from 1994-2007.

Im sure they did.
Still a fairly cheap fix considering its N of 25a and walk to beach.
Sadly many of the bungalows are gone.You know the drill....leave one wall up, put a 3000sf extension on and tell Brookhaven its a renovation and not new contruction.
Theres still a few really really gorgeous ones left.
(and a few for tear down)
I think the area has alot of charm for the $.
