I saw a carpetbaggin' in NC comment earlier in the thread as well and had to laugh because eventhough our property taxes in Upstate NY are through the roof (no pun intended)...we did choose to move back here after living in NC from 1994-2007.

I heard good things about Rochester of late.
Seems like a good value for Western NY.
You are right the bubble seemed to miss the area on both sides of the bust.

Rochester is a nice area, but its economy got hit badly, which is a big part of what kept prices down. Hard to ask huge prices when Xerox and Kodak are pink-slipping everyone.

You forgot Ridge, I bought my 5 bedroom, 3 full bath (which was a total fixer & unusually large for my neighborhood) for $250K in 2004. There are several true starters in Ridge now for around $250. A tiny bungelow on my block closed for 123k a few months ago.

Sadly many of the bungalows are gone.You know the drill....leave one wall up, put a 3000sf extension on and tell Brookhaven its a renovation and not new contruction.
Theres still a few really really gorgeous ones left.

The leave the wall the up rule has come and gone. Anything over 50% is now considered 'new'.

Could it be neighbors ratting out neighbors up by you?
I still see plenty of 1 wall renovations out here.
