kinda sounds more like you are a land lord and not an agent,i respect landlords that do it by the book and have the patience to wait for inspections and permits what should not be tolerated is land lords do it illigally and should be punishable by jail time as well as fines that they might get a judgement and a slap on the wrist

Another person who does not understand LI. You can not get a permit for an apartment in your single family home. Where do you live? LI is a place that allows illegal apartments because taxes are $10,000 per year on basic homes.

And all these thieves who think they should live rent free because an apartment is illegal are just thieves. When they go to court with the Landlord their name WILL be on the court calendar. Once their name appears in the Tenant/Landlord calendar no legitimate Landlord will rent to them. Legitimate Landlords do background checks that show tenant/landlord court.

What amazes me is a tenant complains about the apartment being illegal ONLY when they do not want to pay rent. When a tenant RENTS the illegal apartment it is no problem. Both the Landlord and tenant has rights, and for those tenants who say an apartment is unlivable then they should document it and move. No judge will give a landlord a dime of future rent if you break your lease because the place is unlivable. BUT if a tenant lives there they better pay for the time they live there. Once a landlord takes you to tenant/landlord court your name is blacklisted.

You saw the space, you rented the space, you should pay for the space or move out. Why should you live in a place forever without paying? Why must a Landlord file a tenant/landlord action to get you out. Once you know you are in an illegal apartment YOU are breaking the law as much as the landlord. Why should the tenant be allowed to break the law? Why should the tenant break two laws, stealing by not paying rent, AND living in an illegal place. If the tenant in and illegal apartment was arrested with the landlord there would be no illegal apartments. But as it is tenants try to say they should live rent free, while landlords pay the taxes, insurance, mortgage. Someone please tell me WHY anyone should live RENT FREE? Tenants can move out the second they figure out the place is illegal. Why do tenants squat, pay no rent, and feel they are right?

If the Landlord KNEW it was illegal to rent the apartment, why did they knowingly break the law? Maybe the landlord should be arrested for even attempting to rent out an illegal apartment. If they can't pay the taxes, maybe THEY should sell and MOVE!
