Default Can i have your opinions on two specific areas in Suffolk?

Any good or bad things you may have to say about them are welcome. I'd love it if some people who live in or around these areas could give their insight. I've posted maps below to make it easier for you to see the areas I'm interested in.

The first area or neighborhood is just north of the LIE in Farmingville.



The second is just a bit west, still north of 495 in Lake Ronkonkoma. (i think)



I know someone is going to mention the water table in the ronkonkoma area. Will a property in the area illustrated be affected by flooding?

Both are very working-middle class areas in Sachem School District..the one in Farmingville would probably go to Sachem East HS, the other to Sachem North. Both are made of of smaller houses, many former summer homes that were built in the 30-50's as retreats for people from NYC. Many have been remodeled and expanded...some have not. Growing up, I had friends who lived in both of those neighborhoods.

Farmingville will have lower resale value because of the large illegal immigrant presence. Both are decent places to start out, although I don't love Sachem School District. Because it is so big, the emphasis is on keeping order first, education second. That was my experience going there, anyway.

Personally, I'd look (and I am looking) in neighboring Connetquot, where some similar neighborhoods can be found, with a somewhat higher rated school district that isn't quite as huge, although still large. The only downside to Connetquot district is that the library can be VERY far from you if you are in the northern part of the district.

I believe you are out of harms way in that area in regards to the lake, but I'm not an expert on that.

I'm sure Walter will post a huge map, along with ZIP code information about both locations. Not that it's going to help you, but I'm sure he'll do it anyway.

I'd pick the latter location, unless you like having to drive past day laborers everyday.

You can avoid them if you just go straight to the LIE, although you'll see a few groups of them walking up and down Blue Point Road now and again.

If you cant swing Lake Grove Village, Id look north to Miller Place-Rocky Point or south to Bayport-Blue Point.
All have good schools and a much better long term value.

As stated, Central Suffolk has quite a few QOL challenges(Traffic-Day Laborers etc) that I dont foresee getting any better with time.

Try and grab a good spot as close to the Sound or Bay as possible...you wont regret that decision down the road.
The bottom line is that the center of LI will ultimately bear the brunt of our density and infrastructure due to its location as we continue to urbanize.

You should see what Brookhavens got in mind for the Ronkonkoma RR station(Jamaica East meets the Smith Haven Mall).
I think theyre dead wrong with that location but Im confident it will happen since the Special Interest control our government.

An Intermodal Transportation Center should be built along the 112 corridor off the LIE service road(Old Multiplex?) where it would have the most benefit and the least hardship but sadly Brookhaven is a big dumb ape.

I live right near that neighborhood, there's definitely more than a few houses overloaded with illegals. Still not a bad area by any means though.

I'd go with ronkonkoma, but farmingvilles still not bad.

Theyre pretty much the same.

The nicest part of Farmingville may be a little nicer than the nicest part of Ronkonkoma...but the worst part of Farmingville is way worse than the worst part of Ronkonkoma.

Id go North or South unless you need to be at the Rail.
