Red face Crab Meadow Development

What's up all -

My wife and I (both low 30's) are looking for places in the area between Huntington and Stony Brook; we're both lifetime islanders so we're very familiar with most of the places there, but one place we are not is the small development of Crab Meadow (not the beach), north of Northport Village by the LIPA plant. Having driven through it, it just seems like an old summer residence area that probably now caters mostly to people working for the LIPA plant or in central Suffolk. Has anyone lived there or know anything more about it - taxes are lower b/c of the plant, which is nice, and it's obviously by the water and has the benefit of being in Northport (and traveling distances are not a concern for us), but are there things like ground pollution or smell from the marsh or excess noise or something from the plant that would be a concern for us? Just wondering if anyone had an opinion about these or possibly the culture of the development in general.

Crab Meadow may have a "Northport, NY 11768" mailing address, but, it's not in Northport: from your description, it appears to be in the Hamlet of Fort Salonga.

Please bear in mind, Fort Salonga is one of those many villages and hamlets on Long Island where none of the places in the community have the hamlet name in their mailing address.



For those who may not be familiar with Fort Salonga:

Fort Salonga is a hamlet (an unincorporated area) partly in the northeast part of the Town Huntington and partly in the northwest part of the Town of Smithtown, Suffolk County.

Beginning on the north and moving in a clockwise direction, the Hamlet of Fort Salonga in the Towns of Huntington and Smithtown is bordered on the north by Long Island Sound; on the east by the Hamlet of Kings Park in the Town of Smithtown; on the south by the Hamlet of Commack in the Town of Smithtown and the Town of Huntington, by the Hamlet of East Northport in the Town of Huntington; and, on the west by the Village of Northport and the Village of Asharoken in the Town of Huntington.





Fort Salonga is one of those many villages and hamlets on Long Island where none of the places in the community have the hamlet name in their mailing address: places in the Hamlet of Fort Salonga have a "Northport, NY 11768" and "Kings Park, NY 11754" mailing address.

I used to live in Crab Meadow. It's a really nice section of Northport. Also, since it is outside of the Village of Northport you are not subject to additional village taxes. Actually, some of your assumptions are incorrect:

It does not cater to people working at the plant.

Taxes from the plant benefit the entire Northport-East Northport School District (#4), not just those in Crab Meadow.

I have never heard anything about any pollution issues from the plant, except beach erosion along Asharoken (not part of Crab Meadow). I never noticed any marsh smells or anything like that, however, there are a lot of mosquitos in the summer time (due to the marshland) and you get a lot of racoons getting into your garbage.

Crab Meadow, originally started out as a beach community. One by one, most of the bungalows have come down and have been replaced by larger homes.

It is very kid friendly, as there is no outlet, so we always felt safe to let our kids ride their bikes around.

It was also always very nice on summer evenings, everyone would gather at the park by the beach to watch the sun go down.

It's a really great choice.

Maybe on your map that way, Walter, but nobody from this area would ever consider Crab Meadow part of Fort Salonga. North of 25A people consider Makamah Road the furthest west that Fort Salonga goes. West of that, it's referred to as Northport.

As you know, it's not my map, Tom: it's the map approved by the Suffolk County Planning Department and used by the Long Island Regional Planning Board and the Census Bureau. That means when the Census Bureau counts the people who live there, these people are counted as residing in the Hamlet of Fort Salonga.

Even if the area was not part of the Hamlet of Fort Salonga, it would definitely not be part of Northport, a village, but most probably would then be a part of the Hamlet of North Northport.

I wonder if a real estate agent, marketing a house, in the part of the Hamlet of Fort Salonga that has a "Northport, NY 11768" mailing address, as being in "Northport" could be sued for fraud for misrepresenting the location of a property that was in Fort Salonga as being in Northport?

By the way, I've had a similar off-forum discussion with someone who, at one time, lived in the Hamlet of Centerport ("Northport, NY 11768" mailing address) and until I showed this person the map of the Hamlet of Centerport, had always thought that she had lived in "Northport".

Regardless of the community name in a place's mailing address, only those whose property is in the Village of Northport, can accurately state that they live in Northport.

I've also often wondered if you could get out of a traffic ticket that way. If I ever get one in a place that has a different mailing address than it's proper name I'm gonna try.

sean sean sean sean, that sort of depends on whether the pre-printed parts of the traffic ticket say "Town" or, similar to some court documents, say, "Post Office" or "Village or Post Office".

But, sean sean sean sean, you are not the only one to think of this: many years ago (I do not know exactly when) the Nassau County Sheriff was advertising county property auctions as being on the steps of the County Court House in Mineola. Someone sued the Sheriff (after missing an auction, I'm guessing) because the County Court House is in the Village of Garden City ("Mineola, NY 11501" mailing address). The Sheriff lost and the newspaper legal notices now say that the auction will be on the front steps of the County Court House in Garden City (Mineola P.O.).
