Default Split style homes

i have been looking at the MLS sites and noticed that alot of the SPLIT style houses are more expensive that the others. is there a reason for this? I'm not saying ALL are priced higher but alot of them are.

Well, in some towns the vast majority of the houses there are splits. I never thought that they more expensive than a colonial.....

I don't know if your reference to "others" is different styles or other splits, so I'll address the "splits":
Could be because splits are not all alike. Some have a larger footprint than others. Usually, the front-to-back split is the smallest. Some also have more than the traditional three "floors", i.e. possibly a true basement and/or a partial stand-up attic.

Also, just as an example, if you're looking in Syosset, there is a very nice section full of beautiful, large splits, which have a higher market value than splits in another area.

I think that it has more to do with the area then the type of home.

I think its mainly due to square feet. Some, not all splits have more square feet than is readily apparent from the outside. 1 I toured had 4 levels. a true basement, a room on the garage level, living area, and bedrooms.

In general they don't seem to be as pricy as colonials but when I was shopping I tended to compare them to capes, and yes they are more expensive and generally bigger.

I don't like all the levels, and some of them without the basement are downright small.

What I never get with them is the taxes. Some of them have taxes higher than colonials in the area.

I've never been a fan of splits. It always seems like there's wasted space all over the house. But you're right, they do seem to go for more than capes/ranches that are in similar condition in the same area.

Give me a ranch with a basement over a split any day.
