Where to live? Deer Park, West Babylon or Commack?
Hi Everybody, We were looking at these towns to buy a starter: Deer Park, West Babylon, Commack. Heard that certain parts of Deer Park is eary, but don't know what exactly to avoid. Also don't know much about the neighborhood of West Babylon. Heard about commack have very good schools and very good neighborhoods but the prices are too high for us. We are looking for a house from where NY city commute with be easy, schools are good, neighborhoods are good and house resale value is good as well. Any inputs are greatly appreciated. Thanks a lot.

IMHO Commack is probably the nicest of the three communities you mentioned but also the most expensive. Part of Commack is in Huntington town the other part is in Smithtown. This not only matters in regard to your taxes but in small details like the Commack Library on Commack road (Huntington residents only).
I been hearing some negative things about Deer Park but it does not look too bad to me. Alot of people over exagerate that the sky is falling in on this board. Still you should do some more research on the area before you move.
West Babylon (or most of it) is part of the Southwest Sewer District instead of having cesspools like the other two communities you mentioned. May seem like a minor detail to some but it removes a big headache for some people lol.

Since you consider Commack too expensive for now (and it is the higher priced of the three you mentioned), have you looked at Lindenhurst at all?

according to this board, any neighborhood with some "colored" people, is considered to be unsafe/seedy, and should be avoided. i'm just being real. i'm surprised nobody said that you should stay away from commack because its so close to brentwood. thats the main reason why people are saying deer park is no good, because its bordered by brentwood/bay shore on one side, and wyandanch on the other.... well w. babylon is also bordered by wyandanch
