We are house hunting there and totally confused by how different the taxes can be on two houses at the same price. Is there anywhere that spells out the different rates?

As you have correctly observed there are 9 villages, as well as 4 hamlets, on the Great Neck peninsula, as well as within the "Great Neck, NY 11020 to 11024" ZIP Code postal zone, and to obtain the information about property taxes for each of these 9 villages, you would have to contact the respective Village Clerk of each village, while for the property taxes in any of the 4 hamlets, you would need to contact the Town Clerk of the Town of North Hempstead.

The 9 villages are:
Village of Great Neck
Village of Great Neck Estates
Village of Great Neck Plaza
Village of Kensington
Village of Kings Point
Village of Lake Success
Village of Russell Gardens
Village of Saddle Rock
Village of Thomaston

The 4 hamlets are:
Hamlet of Great Neck Gardens
Hamlet of Harbor Hills
Hamlet of Saddle Rock Estates
Hamlet of University Gardens

Dont you have to look at the figures on both homes ?

Lots of variables go into this.

They shouldn't be.

Property taxes are the product of the property tax rate X the assessed value.

But, assessed values can be different for two properties that have a similar selling price while the property tax rate can be different for two properties that are in different villages, or one property in a village and the other property in a hamlet, within the same town.

Walter is correct. Another factor would be different school districts.
