Check out Shoreham on the northshore. Most of the neighborhoods north of 25A have private uncrowded beaches. The school district is awesome. You would be less than 15 minutes from Tanger and the many stores Riverhead has to offer (Home Depot, TJ Max, Home Goods, Target, Walmart, Kmart). It has many churches and restaurants. Look into Soundview Acres north of 25A. There are a ton of young families with children. The houses all have an acre of wooded property - it is just lovely. The association has parades and overnighters on the beach for the kids. It is a safe neighborhood with deer and wild turkeys. It is like being in the country yet all the conveniences just a short drive away.

If you're already looking at the Commack area - how about Northport/East Northport? They're both close to the water (Northport being right ON the water), and only a short hop away from the shopping in Commack or Huntington. 500K-1M will get you plenty of nice choices in that area. Taxes around 10K I would say.

Does anyone have any suggestions? I'm looking for large land parcels, somewhat near shopping centers.
Try areas from Southold to Greenport on Sound Ave;not positive about the price though.

Default Long Beach is great!

Long Beach is the only place where you can enjoy oceanfront living within a reasonable commute to NYC (train is about 55 minutes), and for a reasonably affordable price. I lived there for five years, and loved every day of it.
