I'm looking to purchase a home from 500K - 1M near a beach. I'm looking at foreclosed properties in the LI area, but am having trouble pin pointing down a good neighborhood. I'm going to drive out this weekend, but dont know where to start.

Does anyone have any suggestions? I'm looking for large land parcels, somewhat near shopping centers.

Babylon, West Islip, Islip, East Islip, Great River, Oakdale & Sayville. All great south shore towns.

How far east are you looking to go? There are many areas on the bay, but you still need to head toward a bridge to get to the beach.

HOw large are the properties in some of those areas? It seems that the OP wants a larger parcel near shopping. If I can recall correctly, the Idle Hour area in Oakdale might meet the requirements. Sayville is a good one, too. Not that there's anything wrong with the others, it's merely a personal preference.

The Moorings in East Islip would be a good place to look, but might be at the higher end of the OP's budget.

With a 1 mill. max budget you should get in any of the waterfront communities...Bayberry Point(Islip), The Moorings(East Islip), Mogoun Landing(West Islip), Idle Hour(Oakdale). Just be aware that taxes will be $20k+.

I would suggest Oak Beach/Captree/Gilgo Beach.

Unless youre on the Ocean or a clamdigger....I prefer the Sound and you dont need a bridge or ferry to get there.

Keep in mind large and waterfront are pretty hard to come by under 1M even in this market.

Check out Miller Place/Sound Beach/Rocky Point/Shoreham and Wading River.
