The presence of SUNY has and will maintain a balanced populace -- there are many people living in the area who aren't doctors or upper admin on campus, but who either work for SUNY in support positions, or who work for those people in other fashions -- contractors, restaurant/deli owners, hardware stores, mechanics, etc. Many of us had the good fortune of getting into the area before things went crazy.

The plot is small for the area but awesome location.

1/4 Acre waterfront is not too shabby.
You could get a 1 car on that plot.
Keep in mind that the bluff runs 150 ft down.
Again low taxes and good schools
Drive by ...youll be smitten.
