MARSHALLS coming to Miller Place
MARSHALLS will be coming to the LONG TIME vacant, WALDBAUMS, located in the strip shopping plaza, at 325 Rt. 25A.
STOP AND SHOP has held onto the lease for the Waldbaums store, since it vacated the premises, to keep a competive store OUT of that location.
It will be interesting to see how the traffic and parking in the shopping plaza will be, and how it will handle the, ahem, crowds.
FOR SURE, the stores in the plaza have been waiting a long time for this !
How "nice" of STOP AND SHOP, isn't it ?

Why should Stop and Shop care? It's owned by a foreign company -- Royal Ahold. They don't care about how their vacant storefront creates a blighted look within a community in the USA.

I guess its better than a vacant store
God knows you need the ratables. My MIL taxes in Miller Place are killing her.

Out of curiosity -- if S&S held the lease, wouldn't they be paying rent to the landlord? By paying rent, wouldn't they be paying taxes?
(It's late, I 'm getting confused.)
Or does an occupied store generate more for the school tax base than one which is leased but vacant?

The parking spaces, directly in front of Rite Aid and GIO'S, are ONLY made for normal-sized cars...throw an SUV or a Hummer in there, and it fowls up the entire row of space available. There used to be none of those "islands" with shrubbery. Looks good, but it's not functional. Allegedly, according to a NYTimes article, SOUNDVIEW, the developer, was going to spend "$1 million dollars to upgrade the center", to match the theme of the neighboring, STOP AND SHOP.
Over the summer, workmen added parking spaces on the side of the WALDBAUMS, including a number of cess pool thingys, for waste, in the back. And over by the new bank parking spaces were upgraded.
Because the rest of the parking lot is in HORRIBLE shape, they will have to tear that up and lay down new asphalt, on the rest of the parking lot.
On certain holidays, I am waiting to see if the parking gets as bad, as it gets, in the plaza, at 4900 Nesconset HWY, where HOME GOODS and CARNAVALE' is.
The traffic strain on that intersection is going to make it more dangerous, FOR SURE. We are talking about an intersection where there is a 1) Hess Gas Station/Food store, 2) a BP gas station, a McDonalds next to that, a nursery next to that, immediately across the street there is a 7-11, and then of course, STOP AND SHOP.
What ISN'T bulit yet, is ANOTHER STRIP MALL next to the nursery; there is a sign announcing it on the now, bare property, "fronting" on RTE.25A. It will be located immediately, next to the nursery and immediately across from the "exit-entrance" of the MARSHALLS "strip".
Oh well, I'm sure the traffic going "west", will shift to Echo Ave...boy, it will be fun having a house on THAT !

Welcome to progress......
New homes equals new chances to separate the public from their money. Hasn't there been a lot of development over there in a relatively short period of time?

Miller Place has been McMansioned to death.
Very few ratables and everything leans on the Homeowner.
My MIL is struggling over there. 1000 a month in taxes for a 1971 1500 Sft ranch sucks.
Great town ..but its a textbook case of dumb growth and bad planning.(same with Mt Sinai)

She raised her kids in it and wont let it go.
Its understandable but painful to watch.
We have a slightly smaller ranch and are taxes are half in Rocky Point.
I love Miller Place.. but they gotta reel it in.
My MIL built that district and now its squeezing her out.
(And to think no Public Library or Full Kindergarden either....thats just wrong.)
I'd be grateful for any retail right now in MP...they need all the help they can get.

At some point, like other areas, the availability of space will reach Critical Mass, as it were.
We are about at that point, if you ask me.
